San Antonio Texas Ranch House on 30 Acres. A pond for swimming and fishing, plus a large Pavillion. Beautiful Oak Trees. This newly renovated 2 story house is the only residence on the place. Plenty of room for all activities. Interesting old corrals and out buildings to see. It used to be a "working" cattle ranch. Sleeping arrangements: Upstairs has 3 bedrooms and 2. 5 baths. One of the bedrooms has a Kingsize bed, another 2 Full size beds, and the third also 2 Full size. Downstairs there is a bedroom/laundry room with a Full size bed and it's own bathroom with a shower. The 5th bedroom is a bedroom/Living room. It has a Queen sofa bed, a fireplace, a wet bar, and it's own bathroom with a shower. It is a unique, user friendly set up. There are 3 satilite TV's with several movie channels. Note: Bedrooms are listed as 5, but please read the above description to see that TWO OF THEM Serve A DUEL Purpose. The Pavillion has water,and electricity, several ceiling fans, plus picnic tables & benches and plenty of chairs. Also has bathrooms built outside that service the Pavillon. One bathroom is handicap accessable. The Basketball court is on a concrete slab. The Volley ball court is on grass. Both have night lights. The Pond is fed by continous fresh well water. Has Catfish, Largemouth Bass, and Bluegill Perch. You can catch and release, or clean and eat. (Fishing poles on site). A bait place a half mile away.

Rental Rate Notes
House sleeps 14, but after 8 people, there is a charge of $15 per person per night.. This 14 is figued as 2 to a bed. IThe house can accomodate a higher number, but air matresses would be required. (One King, one Queen sofa/bed , and 5 Full size beds). $200 a night January and Feb, then Summer rates start from March thru September at $225 a night. Back to Winter rates of $200 a night October to Dec 20. ($225 again the final 11 days of 2007) Note: Rates are based on a minimum 3 night stay, but will allow two nights at a higher rate.Rental Policies
Rental rates are based upon at least a 3 night stay. If only 2 nights a per night increase. An $80 cleaning fee for whatever length of your stay (total, not per night) A $500 Security deposit required that is refunded the day of departure (if no damages). (Mailed back if any pets, allowing time for a thorough inspection) Dogs are allowed but at extra cost and they must be confined to one room only (it has yard accessability) Or, they can stay in the very large fenced yard. Smoking is allowed, but ONLY outside. (A large front patio, the attached garage, or the Pavillion). If smoke is detected in the house, the security is held on to to determine if special cleaning of any furniture or drapes is required. (All hardwood floors). I do NOT use the Availability Calendar. Call or Email to ask availability.
First nights rent mailed in advance (within a week of making the reservation), to confirm. The balance is paid on arrival, along with the Security Deposit.
If it can be re-rented your requested time frame, a full deposit, otherwise you can use it at any furure date. Note: Upon arrival a $500 security deposit is required, which is refunded the day of departure, but if pets along it is mailed back after a thorough inspection.
