First Floor: Beautiful living-/dining room, family room, kitchen, lavatory, pool with large -and partly covered- pool-deck , 2 car garage.
"Second Floor": Beautifully decorated Master-bedroom with ceiling fan and cable color TV, master-bathroom, 2nd, 3rd and 4th bedroom, second full bathroom.
"Kitchen": Fully equipped with selfcleaning oven, full complement of cookware, glassware, dishes as well as everyday settings and flatware, fridge/freezer with "Ice-Maker", juice-extractor, microwave, coffee maker, phone, answering machine and more. Adjoining is a dining area with table, chairs and highchair.
"Living-/Dining Room": Exclusive and comfortable living room with sleeper-sofa for 2 guests.

Policies
1. Rates are subject to 12.5% local sales and resort taxes.
2. A departure cleaning fee ($85°°) is charged on stays of less than 7 nights.
3. Reservation is not confirmed until your deposit is received.
4. On receipt of full payment, we will send you final instructions including directions to the office of our local management company for key pick up and check-in details.
5. Sorry, no pets allowed and no smoking inside the home.
6. Check-in is after 4pm on day of arrival. Check-out is before 11am on day of departure.
7. Please be aware that parking of RVs, campers and trailers in the driveway of the home is not allowed by the local Homeowners Association.
8. Please note that:
- no refunds will be given for late arrivals, early departures or unused days of your accommodation package.
- under no circumstances can the security deposit be refunded on day of departure.
Deposits
1. A $250.00 reservation deposit is required to confirm your dates.
2. The balance, less the reservation deposit, is due 4 weeks prior to arrival.
3. At check-in, an approved Visa or MasterCard imprint, or $250.00 cash, is required as a security deposit against any damages, inventory discrepancies, excess housekeeping or unauthorized telephone charges. This is refundable within 4 weeks of departure, subject to satisfactory inspection of the property.
Refunds
Cancellations must be received in writing and are subject to the following penalties:
1. 12 or more weeks prior to arrival - $50.00 cancellation fee
2. 8-12 weeks prior to arrival - loss of half of the reservation deposit
3. 4-8 weeks prior to arrival - loss of reservation deposit
4. Within 4 weeks of arrival - no refund
We do recommend you take out travel insurance to cover yourself in the event it is necessary for you to cancel your holiday.

Security Deposit: Upon check-in, the guests must provide a Visa or MasterCard deposit of $ 250°° or
$ 250°° cash security deposit per stay to our local Management. This is refundable approx. one month after departure subject to satisfactory inspection of property. No charges are made unless there are any excess damages or excess incurred as a result of the visit.

Payment & Terms:
Payment is accepted in either to the following formats: Cashiers Check, Travelers Check or Money Order. Rates are in US Dollars and include departure-cleaning. A departure-cleaning is charged if stay is less than 7 nights.
To secure booking we require a $ 250°°reservation deposit.We will hold the space for 7 days pending receipt of the deposit. The remaining balance is due 6 weeks prior to arrival. Space may be released if payment is not received by the due date.
Minimum rental: 3 nights
Cleaning fee of $ 85°° will be charged extra if booking under 7 nights.
Pool heating charge: $15°° per day (3 day minimum)
Cancellations: Cancellations will only be accepted in writing. Verbal or telephone cancellations will not be accepted. 90 + days prior to arrival is $50°° administration fee. 60 to 89 days prior to arrival half of deposit. 42 - 59 days whole of deposit. Less than 42 days prior to arrival 100% of the total costs. There are no refunds given for any unused days of your accommodation package.
