Taninah is neither a rental home nor a hotel nor a resort. It is, in fact, more than any of these conventional options could ever hope to be. Taninah is a unique and exotic, ecologically friendly alternative to a predictable and plastic vacation destination.
It is not an "all-inclusive" yet our rate includes round trip ground transportation between Cancun International Airport and Taninah for up to 10 guests, our private Mayan Chef serving up to three exceptional daily meals (including kid friendly meals), a starter beverage package and taxes.
Our attentive and smiling staff live on site and are available 24/7 during your stay to help with any necessity large or small.
At its core, Taninah offers five unique and charming guest houses on ten fenced, gated and landscaped acres. Our grounds have been carefully prepared and groomed to enhance the natural jungle setting instead of obliterating it. Terraced gardens, extensive lawns, tropical trees and enchanting water features grace the landscape and frame our guest houses in an incomparable paradisiacal setting.
Our guest houses are not offered individually and we do not rent to multiple parties. The property is only offered to one group at a time for their exclusive and private use.
This fact alone represents a considerable difference between Taninah and a standard rental home, hotel, or resort. In a rental home, you are confined to a multi-room structure. At Taninah you are offered multiple enchanting guest houses. In a rental property you are offered a token lawn, a pool, and immediate neighbors. At Taninah, you are offered acres of lawns and gardens and blissful privacy. In a rental home, you are limited and confined to a residence on a residential lot. At Taninah, you are not confined at all but rather are able to rest your soul in a tropical jungle paradise surrounded by incredible features and amenities. In a rental home guests are crowded together like sardines. At Taninah guests are able to enjoy extensive communal areas or seek solitude in your very own guest house.
Taninah has the unique ability of offering private spaces as well as re-connecting communal areas all at once.
Unarguably, Taninah is located in the heart of the Riviera Maya. The property is located 75 minutes south of Cancun International Airport, 30 minutes south of Playa del Carmen, and just 10 minutes away from one of the most spectacular beaches in the Mexican Caribbean.a beach called Xpu Ha.
Taninah is also within 10 minutes of fishing, diving, snorkeling, dining, shopping, spectacular cenotes, a swim with dolphins, medical services, internet services, tennis, golf, and much more.
Our installations and amenities are unparalleled starting with our private cenote (a spectacular cave) complete with 30' underground water slide which finishes with a cool and refreshing splash into a natural crystal clear pool of fresh water; a swimming pool and hot tub in private and extensive settings; a game room offering pool table, ping pong, air hockey, gaming table, balls, bats, Frisbees and more; a padded playroom for toddlers or teens filled with Gymboree equipment; a weight/fitness/yoga room; a library; a basketball half court or driving range; an in-ground trampoline; horse shoe pit; tree house; sand box; zip line; Rainbow Play System; swings; animals; a duck pond, and (available for a small additional fee) our 9-hole miniature golf course and driving net, and much, much more? Our extensive installations ensure there is something for everyone whether they are going on 8 months, 8 years, or 8 decades.
Taninah is the only property in the Riviera Maya which has been featured on HGTV's "Extreme Homes", Caribbean World's "Living in Eden", Travel and Leisure Family magazine, as well as The Travel Channel's "Amazing Vacation Homes."
Common misconceptions:
1) Too hot.actually it's 5 to 10 degrees cooler at Taninah than in Playa del Carmen because all the heat is absorbed by the trees, foliage and grass. In town, the heat is more intense because it radiates back off pavement, sidewalks, cars and buildings.
2) No breeze.if there is a breeze at the beach there's a breeze at Taninah. Guaranteed!!!
3) Too many mosquitos.WRONG!!! There are no swamps or stagnant water in the jungle surrounding Taninah so there are less mosquitos than most places closer to the coast. Marsh and swamp lands are located closer to the coast which is where you'll find more mosquitos.
4) Too remote.wrong again, you can stay at Taninah but be at the beach 8 minutes after deciding to go there. You can decide to go out to dinner and be ordering steak and lobster 10 minutes later. You can resolve to go scuba diving and be at the dive shop 15 minutes later. A round of golf is either 10 or 25 minutes away depending on which course you prefer.
Our location provides an ideal combination of private, peaceful, blessed remoteness as well as easy access to all the attractions the Riviera Maya has to offer.

Rental Rate Notes
Taninah is only offered in its entirety. Reserving party enjoys exclusive, private use of entire property. We do not rent guest houses individually.
$1950/night for first 10 guests + $98 per person per night for each additional guest age 6 & over. Children under 5 stay at no charge.
Please contact us about Thanksgiving, Christmas, New Years, President's Day, 4th of July and Easter rates.
Our nightly rate includes up to one 10-passenger van round-trip ground transportation services between Cancun International Airport to Taninah on arrival and back to Cancun International Airport on departure day, private chef serving up to three meals per day (including cost of food), starter beverage package consisting of 4 cases each of soda, purified drinking water & Mexican beer, 2 bottles of wine, 8 bags of purified ice, coffee, hot chocolate, taxes & more.
110v electricity is on 24 hours. Rate includes 6 hours p/day of generator time for cenote lights & slide, ground lights, & Jacuzzi jets.

Rental Policies
Saturday to Saturday rental period required.
Initial reservation deposit of $1,550 USD required to reserve desired dates.
Initial reservation deposit of $1,550 turns into security deposit of which up to $1,500 will be refunded within 10 business days of departure.
Reservation date changes made after receiving initial reservation deposit are subject to availability, owner approval, and a $250 USD change fee.
50% of reservation total required within 15 days of making initial reservation deposit.
Reservation balance payment along with staff gratuity is due 60 days prior to arrival.
All reservation payments are non-refundable.
Only initial reservation deposit ($1,550 USD) can be charged to credit card via Paypal.
Balance payments can be made via personal or corporate checks drawn on US banks and mailed to out US bank or bank to bank wire transfers to our US or Canadian accounts.
If 50% of reservation total has not been paid within 15 days after initial non-refundable deposit is received, reservation may be cancelled by owner without refund.
If reservation balance payment (due 60 days prior to arrival) is not received at least 60 days prior to arrival, reservation may be cancelled by owner without refund. Initial $1,550 USD non-refundable deposit required when making reservation.
50% of reservation total required within 15 days of making initial non-refundable deposit.
Remaining 50% of reservation total due 60 days prior to arrival.
Initial $1,550 deposit turns into security deposit of which $1,500 will be refunded within 10 business days of departure.
Payment Methods: Credit cards via Paypal, personal or corporate checks drawn on US or Canadian banks, or bank to bank wire transfers to our US or Canadian accounts. Initial deposit required when making reservation.
Reserving party can adjust number in party up to 48 hours prior to arrival. Changes will either be billed (if number of guests increases) or credited (if number of guests decreases). Billed changes will need to be paid in cash upon arrival. Credit changes will be credited to account and refunded in cash prior to departure. Taninah, its owners, and/or administrators may, at their discretion, refund reservation payments ONLY if and when the same exact rental dates are reserved by another party. Refund amount will be determined on a case by case basis based on particulars of the cancellation; however, a minimum cancellation fee of $500 USD will apply to all cancellations.
If, in the event of a cancellation, cancelled rental dates are not reserved by another party reservation payments will not be refunded but may be applied towards a future reservation. New reservation must be serviced within one year of date original reservation is canceled.
Taninah, its owners, and/or administrators will not be held responsible for servicing and/or refunding reservations affected by acts of God, terrorism, hurricanes, wildfires, accidental fire, lightning strike, or any other major cause outside the owners immediate control. For this reason, we implore guests to acquire adequate travel insurance through Travel Guard or any other reputable travel insurance provider.
Failure to acquire adequate travel insurance could result in total loss of reservation monies paid to date if we are unable to service said reservation due to one of the causes listed above or any other reasonable cause.
Parties who purchase travel insurance, file a claim and receive a refund will not be entitled to further credit from Taninah, its owners, operators or administrators.
As an alternative to the traditional commercial travel insurance, we offer a Reservation Refund Option should an event outside our immediate control forces us to cancel your reservation.
The fee for the Reservation Refund Option is based on 3% of reservation total and payable along with the first 50% deposit payment (due 15 days after initial $1,550 reservation deposit is received.)
Parties who purchase the Reservation Refund Option will be entitled to a refund (limited to un-serviced reservation dates) in the event their reservation is directly affected (in Mexico) by acts of God, terrorism, hurricanes, wildfires, accidental fire, lightning strike, or any other major cause or event outside our immediate control.
Those parties who do not purchase adequate travel insurance and do not acquire the Reservation Refund Option may be entitled to credit towards a future Taninah reservation at applicable rates.
By making a Taninah reservation, the reserving individual acknowledges, agrees to, and accepts these policies (on his/her behalf as well as on behalf of all individuals included in the reservation party).
