Rental Policies

Reservations: Reservations are confirmed upon receipt of the required payment. Reservations made within 45 days of arrival require payment of rent and deposits in full within five (5) days of making the reservation. All advance reservations require payment of 1/3 of the first month's rent charge within five (5) days of making the reservation. The remainder of rent and deposits must be paid not later than 45 days prior to arrival. Payments: Payments may be made by personal check, cashier’s check, or money order. Personal checks returned will have a $20.00 service fee charged. We can also take payment via PayPal. Cancellation Policy: 0-45 days prior to reservation date: no refund unless unit can be rebooked. Security Deposit: All rentals require a security deposit. The minimum deposit is $300.00 but may be made higher due to special circumstances. The security deposit must be paid together with the payment of the remaining rental payment not later than 45 days before arrival date. Any damages to the unit resulting from misuse, neglect, abuse or theft by the guest or any member of his party or invitee will be charged to the security deposit, otherwise, deposit is refundable. Housekeeping Deposit: All reservations are subject to a housekeeping charge of $100.00 for departure cleaning. Guests are asked to leave the villa with trash gathered and left in the trash container in garage, dishes washed or dishwasher started, and furniture arranged as upon arrival. If the house is left excessively dirty, your security deposit will be charged for additional cleaning charges. If guest desires to clean unit to a next guest ready condition, the housekeeping charge will be refundable less a $25.00 inspection fee. Management shall make the sole determination as to any additional cleaning that may be required and the charges therefore. Telephones: There is a telephone and answering machine. The telephone allows unlimited local calls but may require a calling card to place long distance calls. It is highly recommended to place all long distance calls from your cell phone. Supplies: Unit has basic staples and paper products for your convenience. Please replace them as they are used. Pets: Certified Service Animals for the physically challenged are welcome. Rental Periods: No split months Jan - March (full months only)
