Rental Policies
RENTAL POLICY AND INFORMATION
Prior to making your reservations, we ask that you carefully review our policies and procedures. Also, please check the availability calendar (it is current and up to date) on this website to verify if the property is available for your arrival and stay.
REQUIREMENTS: Five (5) night minimum stays are required, except during peak and holiday periods when minimum stay requirements are longer. Last minute reservations are always welcome but are subject to availability.
PAYMENTS: Full payment is due two months prior to occupancy. Payments can be made via credit card (MC & Visa), cashiers check or money order. Prices quoted are for the villa and up to 10 persons, please include a 13% tax for uncle sam to all prices.
CHECK-IN TIME IS 4:00 PM AND CHECK–OUT TIME IS 11:AM Unauthorized extensions beyond check out time, will result in a half to full day charge against your security deposit. To avoid such charges please call us prior to 11:00 AM to see if a late check out is possible, if you are running late in vacating the property.
KITCHEN: Plates, utensils, bowls, pots, pans, etc... are provided for your convenience and cooking pleasures.
SUPPLIES: Upon arrival you will be provided with soaps, toilet paper & paper towels, coffee, tea, cream and sugar.
TELEPHONES: There is a telephone line that allows unlimited local calls but will require a calling card or credit card to place long distance calls.
HOUSEKEEPING: Cleaning costs are included in the rental price. If your booking is less than 5 nights a mandatory cleaning charge of $85 will be charged to insure the home is clean and fresh for our next guests as it was for you. The bed linen and bath towels are provided. For weekly guests, daily housekeeping services can be provided upon request for an extra charge of $30.00 daily.If the house is left excessively dirty, your security deposit will be charged for additional cleaning charges. Our housekeeping staff will make the final preparations of the house for the next guests.
PETS: Our property is not designed to safely house pets. Contact us for further information.
POOLl/SPA: The pool and spa heat is available at an additional cost per night, please inquire about the current rate. The SPA jets can be activated between 2pm and 10pm est only.
SMOKING: Prohibited anywhere inside the property. Allowed outside and around pool area only. Violaters will be subject to a charge against security deposit.
DEPARTURE: Please leave all sheets on the bed. Please leave all bath towels in the bathroom. Please rinse and place all dishes in the dishwasher. Please place garbage at curbside. Please clean barbecue grill. Please secure all windows and doors.

LAWFUL PURPOSES: Renter agrees to use the premises exclusively for a private residence and in compliance with local municipal ordinances, board of fire underwriters’ rules and regulations, and for lawful purposes. In the event the renter uses the premise at any time for unlawful purposes, the owner may declare the entire rental null and void at owner’s option.
LIABILITY OF PROPERTY DAMAGE: Owner shall not be liable for any loss or damage to personal property belonging to renter, members of renter’s family, servants, employees or visitors regardless how such damage or loss that may arise and whether such property is contained in the leased premises, or any portion of the premises. Renter agrees to hold owner harmless of any property claims.
LIABILITY OF PERSONAL INJURY: Owner shall not be liable for any personal injuries sustained by the renter, members of renter’s family, servants, employees or visitors regardless how such injuries may occur. Renter agrees to hold owner harmless from any such personal injury claims. Owner is not liable for any damage to renter regardless of the cause of injury.
OWNER CANNOT ACCEPT RESPONSIBILITY for death, sickness, accident, and loss of luggage while renting the premise. Use of the pool is entirely at your own risk. It is particularly important that children are supervised at all times in and around the pool areas, the pools are between the depth of 3 to 6 feet.
OWNER ACCEPTS NO RESPONSIBILITY OR LIABILITY for any loss or damage or alteration to the terms of your reservation caused by events beyond our control, including, war, terrorist activity, civil commotion, flight delays or cancellations, airport closures, severe weather conditions, fire, flood, or industrial dispute.
OWNER CANNOT ACCEPT ANY LIABILITY for failure of public supplies such as water, electricity, gas supplies. Nor for the consequences of the actions or omissions of persons who may control or supply main services, or any actions taken in the vicinity of the property reserved, by any authority over which there is no control. We cannot accept any liability for air conditioning systems, or of pool heaters or any household appliances breaking down. All urgent steps will be taken, however to get the engineer out as soon as possible to rectify any problem. This does not affect your statutory rights as a consumer.
OWNER CANNOT ACCEPT ANY LIABILITY for your personal safety during your holiday vacation. You are reminded to exercise care as to your personal safety, and the safety of your companions. Whenever possible, valuables should be left in a secure place and out of sight.
SAFETY AND SECURITY: Due to State Fire Regulations under no circumstances may more than the maximum number of persons identified on the Booking Form occupy in the property. Children must be supervised at ALL TIMES whilst in the pool area. Glass is NOT permitted in the pool area. The owners, or our management company reserve the right to enter the premises at any time for whatever reason.
UNAVOIDABLE CHANGES: Owner reserves the right in any circumstances to cancel the booking and in this event owner will return all sums (but without interest or compensation). In the event of a major change to the booking being necessary, owner will inform Renter as soon as reasonably possible, and if the Renter does not wish to accept the booking on this basis we will cancel the booking and return all sums (but without interest or compensation).
WEB SITE INFORMATION: All descriptions given on the web site are made in good faith, but no liability can be accepted for error or omissions. All rentals require a security deposit. There is a $300.00 deposit required via cash, credit card, money order on weekly rentals and a $500.00 deposit required via cash credit card or money order on monthly rentals. The security deposit must be paid in advance at the time of booking to secure requested dates. The rental amount must be paid in full prior to occupancy. Any damages to the unit resulting from misuse, neglect abuse or theft by the guest or any member of his party or invitee will be charged to the security deposit, otherwise, deposits are refundable after departure. DEPOSIT REFUND: No refunds will be issued for cancellations made within 30 days of arrival for any reason and within 60 days of arrival for weekly Holiday bookings.
Security deposit of $300.00 or $500.00 will be refunded after departure and if the property is left without any damages or excessive dirt. Deposits made by credit cards will be released and cash, money orders or cashier checks will be mailed to originating address.
