Spectacular is the only way to describe this 4000 square foot, two story beach front home in the gated community of Las Conchas. Sleeping quarters consist of four large bedrooms. Artistic touches and walls of tinted glass mysteriously bring the Sea of Cortez to this home. A 22 foot high Cathedral brick dome ceiling with gold cupola reflects the sun's rays throughout this 30 foot circular Great Room. Imported furniture, a whale's tail coffee table, and huge white pillars, automatic gas fireplace, and Bose stereo system with 200 CD player all add to the ambiance. The large kitchen features a side-by-side refrigerator, halogen high speed cooking center, dishwasher, microwave and drinking water system. Walls of glass surround the large dining area which overlooks the sea. The large upstairs veranda is equipped with a gas barbecue and is perfect for sunning or stargazing. The master bedroom, with wall to wall glass ocean views and king-size bed, features another cathedral brick domed ceiling. The master bath integrates glass block walls with custom cabinetry and granite counter tops. The second main floor bedroom has two queen beds with hand carved headboards and its own large bathroom. The Whale bedroom downstairs has a hand carved king-size bed and large bathroom. The fourth bedroom, with walls of ocean views and queen-size sofa bed, converts during the day into a TV center with large screen satellite TV and VCR. There is a fourth bathroom off this room. Outside of this bedroom is a large covered porch. An outside whale mosaic hot and cold water shower is available. Central air/heat, an and fans in every room complete this home. Please Read the Following Policies and Instructions Carefully!
Policy on Pets: If a home owner has specifically requested that renters cannot bring pets, we are obligated to respect that stipulation. Please do not request any alteration to this policy or ignore it in such a way as to risk eviction and no refund of Rent, Tax, Cleaning Fee or Security Deposit monies.
Occupancy: All properties have occupancy limitations and are clearly defined. If your group size exceeds the number listed on this confirmation, you are subject to eviction with no refund and loss of Security Deposit. Children must be counted as occupants. Our homes are not to be used as a gathering place unless specific prior approval has been given. The occupancy limits for each property can be found on our website or send us an e-mail.
Other Expectations: Fireworks are not allowed. Excessive noise or any other form of unacceptable behavior is a violation of the contract and will result in loss of deposit and/or eviction. Violations include, but are not limited to, parties and using the unit as a gathering place. Money will be deducted from your Security Deposit for those infractions listed on your Confirmation Sheet. In addition, Money will be deducted from the Security Deposit for such things as: a). Failure to secure all windows and doors upon departure. b). Failure to turn off all fans and air conditioners upon departure. c). Failure to bag trash and take it outside to garbage containers. d). Failure to leave house in reasonably clean condition and free of trash, etc.
Retention of Security Deposits and Evictions: An inventory is completed before each arrival and after each departure. Missing or damaged items will be charged against your security deposit and/or the credit card used as a guarantee. Financial responsibility is not limited to the posted security deposit. Evictions rarely occur but when they do, they are most often executed for exceeding the listed occupancy, for parties, and/or for being disruptive to neighbors. Evictions are possible for other reasons and are handled on a case-by-case basis. Please note that no refunds will be issued for evictions. Please be respectful to the property, the neighbors and our policies so evictions can be avoided.
Important Las Conchas Notice: The Las Conchas Homeowners’ Association Rules and our homeowners prohibit renters from bringing ATV’s, dune buggies, dirt bikes, rails or wave runners into the Las Conchas community. Violators, who do so, risk impoundment of the vehicle(s) and prosecution by the local police. These vehicles brought in by renters or visitors, with or without Las Conchas stickers, will be refused entry at the Guard Gate. Violators who by-pass the Guard Gate do so at the risk of impoundment of the vehicle(s) and prosecution by the local police. The Association and the city of Puerto Peñasco enacted this ordinance to preserve the desert environment, which was rapidly being destroyed by off-road vehicles. At no time are any of these vehicles to be ridden on the beach side of Las Conchas (with the exception of the Las Conchas Guards patrolling the area and enforcing the rules). Age Requirement: During busy time periods such as Spring Break, Memorial Day, and Labor Day, it is necessary to establish age minimums. People under the age of 25, must be accompanied by parents throughout the duration of the reservation. If the age requirement or parental accompaniment is not satisfied at check-in, access will be denied to the property and all rental monies, taxes, and cleaning fee will be forfeited. NOTE: Océano Rentals cannot be responsible for lack of electricity due to power outages having anything to do with storms, humidity, the electrical company (CFE) or by any other means out of our control. Nor can we be held responsible for water shortages that occur due to the lack of water in the town of Puerto Peñasco or the Las Conchas development. If at all possible, every effort will be made to find you other accommodations within our inventory. Satellite reception is very difficult to maintain in this region, as a result, we cannot guarantee operability.

CHECK-OUT TIME IS 12 NOON Please return the key to our office by noon (Arizona time) on your check-out day. Do not leave the key at the unit or at the Guard House. If you leave early, there is a key drop at the office.S
SECURITY DEPOSIT REFUNDS WILL BE RETURNED IN ABOUT 2 WEEKS. Initial Booking Deposit: In order to confirm a reservation, a booking deposit equaling fifty (50) percent of the total rent is due at the time of making the reservation. Short Notice Reservations: Reservations made less than fourteen (14) days from the arrival date must pay by credit card.
Balance of Final Payment Policy: The balance of the rent, tax, cleaning fee and security deposit are due thirty (30) days prior to arrival. The balance payment can be made by credit card, check, cashier’s check or money order. Please allow 5 days for mailing and send payments to Océano Rentals, P.O. Box 577, Lukeville, AZ 85341, or payments may be made directly to Océano Account #6-3942-9562 at any Bank One in Arizona. Please fax a copy of the receipt with your name and reservation number to (928) 569-0051. Checks drawn from financial institutions outside the State of Arizona will not be accepted. Reservations will not be held if the Booking Deposit or Balance Payments are not received by the respective due dates. A late fee of $10 will be charged for balances paid after the due date. Returned checks will be charged a minimum of $25.00 fee. Cancellation Policy: Cancellations made thirty (30) or more days prior to scheduled arrival will be charged $50.00 or 20%, of the Booking Deposit whichever is more; for cancellations made twenty-nine (29) to fifteen (15) days prior to scheduled arrival, the Booking Deposit will be forfeited. If cancellation is made in less than fourteen (14) days prior to scheduled arrival, all rental monies and tax, excluding Security Deposit and cleaning fee will be forfeited.
