Rental Policies

Damage/reservation deposit. A damage reservation deposit of $200 is required. This must be received within seven (7) days of booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied to rent; however, it is fully refundable within (14) days of departure, provided the condo is left in good condition. An advance payment equal to 50% of the rental rate is required 60 days before arrival. The advance payment will be applied toward the rent. The advance payment is not a damage deposit. The BALANCE OF RENT is due fourteen (14) days before your arrival date. Reservations made fifteen (15) days or less prior to arrival require full payment within three (3) days.

Cancellations. There will be no refunds of the security deposit or rental fee for cancellations unless we are able to rent the condo for an equal or greater length of time. Any advertising costs to re-rent the condo will be deducted from your deposit. a. No refunds given if the guests depart early due to lack of snow or poor skiing conditions during ski season. b. There will be no refunds given due to the appearance of the natural fauna and flora which may occasionally visit you in our condo during your stay, i.e. ants, spiders, bears, bats, mice, etc. The above-mentioned living things occur naturally in wilderness and mountain environments. c. No refunds will be given due to lack of snow or inclement weather, unless Highway 80 is closed for a period of eight (8) hours or more on day of arrival. Once the highway is open, there will be no refunds. If you are prevented from leaving the area due to weather conditions, you may remain in the condo until the next guests arrive and you are liable for charges for the extra night(s). Please telephone me if it is necessary for you to remain. d. No refunds give for any days or parts of days the power may be out in the Tahoe/Truckee area – this is a mountain/wilderness area.
