Our exotic true Cancun Beachfront (not Cozumel or Puerto Morales, 30 miles away) 3400 square foot Villa with 24-hour private security, sits on 165 feet of the most beautiful beach in the world. Cancun Nightlife and Shopping are a taxi or 50-cent bus, 5-minute ride away. The Villa is furnished in Italian Giogia White Marble, cabinetry and built-ins and trim is of imported Guatemalan Cedar. Yado gold-plated German fawcet and bathroom fixtures are in the 4 and a half bathrooms. The top of the line Maytag washer and dryer are in the maids' area. Every window and each of the 4 balconies and patio have a 180 degree view of the Caribbean Ocean or the Nichupte Lagoon. In the gardens and common areas there is a beautiful heated pool with comfortable lounge chairs, a children's pool, a palapa, gardens, palm trees, and extensive lawn areas to play on. Parking is on site behind our security gate. The area is extremely family-friendly, and safe at night, and we take long walks at night without any worry. This villa complex is the most exclusive one in Cancun, with all private owners from all over the world. We are 5 minutes away from the lively downtown, hotel district, clubs and shopping. , and only 12 minutes from the airport by van, taxi, or private car. The villa is situated between the Regina Westin and the Sun Palace, near the Nizuc waterpark, reef, and waterskiing. The villa is fully furnished and can sleep 9 plus the portacrib, as the large living room sofa (not a sofabed, but very wide and deep) is extremely comfortable.Three huge marble jacuzzis are in the bathrooms, and the master jacuzzi has a waterfall, mermaid, fiberoptic lights, and its own water heater. The 4th bathroom is in the maid's area, and a marble half-bath is at the entry. The furnishings are new, as are the appliances,and the water is triple-filtered. Bottled water is also available from the office.There are 4 big screen TV sets, with satellite TV. Bring your own VHS or DVD movies, as rental ones are in Spanish. The Villa is air-conditioned with 5 central air zones. Cellphones work in the area.Verizon, Nextel, Cingular, etc. Across the street are a small grocery store, boat marina, and a few steps away, a local seafood taco bar. Next door are restaurants, travel agencies, and souvenir shops in the Westin Regina and The Sun Palace. The master suite has huge cedar closets, 3-headed shower, 2 sink vanities with gold Kohler fixtures, and huge balcony for sun-bathing. The master Jacuzzi has a mermaid statue, waterfall, fiberoptic lights, and a panoramic Lagoon view.The entry has a fiberoptic lighting system, a waterfall, a bridge, a concrete crocodile, and walls covered with faux rocks and plants. There is also a half-bath in the entry.
This is the most elegant rental Villa available, with the nicest expansive green areas, palm trees, and breath-taking Caribbean Beach.

MAID on site 9 am to 6 pm Daily. She will do YOUR laundry. COOKING and shopping and bartending for $25 a day extra. Our maid IRMA is immaculate and the best COOK! This is paradise for families; parents and kids alike. We also have a highchair and a portacrib/playpen available. The gardens and pool area are very child-friendly and private. We have baby supplis and 3 huge jacuzzis that can be wading pools indoors, or serve as playpens, play areas, sleeping areas, whatever. They measure in the master 8-feet across, and in the 2 other bedrooms, about 7 feet by 5 feet. The water handles could not be reached by babies, and can also be shut off to the jacuzzis. We have 4 new ceiling fans, plus air conditioning. There are 3 new Jacuzzi pumps at 3 horsepower each, for a full pressure jacuzzi. We added new bronze metal and sliding glass doors at level one and 3 leading to the patios and balconies. All doors have been updated, and modernized. The views of the ocean and the lagoon from our large balconies are breath-taking.The security, serenity, and nearby excitement of Cancun's world-famous nightlife are like nothing on earth. This is a unique million-dollar property that we treasure, and you will as well during your fantastic experience.

Activities and Attractions
Mayan pyramids, at Chichinitzu are less than a 2-hour tour away. Experience the laser light show on Wednesday evenings. The scuba diving and snorkeling at Palancar Reef is world-famous. Isla Mujeres, and its discount jewelry and porcelain and china outlets is a boat-ride away. Shopping at La Isla Center on the Kulkulkan Boulevard, is like shopping Rodeo Drive without the huge pricetags. The nightclubs and restaurants are too numerous to mention. We love the Palm Restaurant. Our college kids enjoy Margaritaville, Fat Tuesday, Bulldog, La Boom, City Lights, Senor Frogs, Pat O'Brien's , Hard Rock Cafe, CoCo Bongo, and sports TV at the Outback Steak House's lounge. Miniature golf is at the Beach Palace Hotel , and real golf is at many courses, on the Lagoon in the Cancun Golf Couse, The Hilton Golf Course,( a par 72 along Nichupte Lagoon), and especially the Moon Palace's Las Vegas -like Resort. Nine miles of white sandy beach stretch from Club Med and the National Wildlife Snorkel Preserve, to the downtown beaches. Across the street at the family-owned Marina are paddle boats, double jet boats for Lagoon Jungle tours. On the beach in front of the villa are small waves for swimming, jumping, body surfing, snorkeleing. Nearby are boats for Parasailing and Jetski rentals on the ocean. Aquaworld offers Lagoon Parasailing, Jungle Cruise, Jetskiing, Scuba Diving, aquariums, and the Rocket Motion Ride. Neighboring Hotels and travel agents can book tours or rent cars to expeditions to the islands of Cozumel, Isla Mujeres, and Contoy. Also tours are available to archaelogical sites such as Chichenitza, Coba, and Tulum, where weddings on the beach can be arranged.

Rental Rate Notes
Rates are $300-500 per day. Holiday High season is $350-500 (Christmas) Maid Is $100 for the stay., daily maid service Cooking, shopping, b artending is only $25 extra per day, days of choice. All heated pool, guardgate, security, gardeners, utilities, hot water , taxes are included in one low fee!Rental Policies
Full-time maid is at the villa daily 9 am to 6 pm. She will do YOUR LAUNDRY, too. A cook, shopper, bartender is available for $25 extra a day, with cost of groceries and beverages. We require a two-night deposit for holding the reservation, plus a $100 cleaning fee. It will be non-refundable if canceled, as we do not overbook. The deposit will go toward the reservation (the first 2 days),, except for a $100 cleaning fee. There is a new key deposit of $50, as others did not return keys. Garbage service is daily, and the garbage can must be placed at the front door curb each eveing. We supply all linens, paper products, and towels, and linens. There are toilettries, aspirin, first aid kit, canned foods, water in the frig, and 5-gallon crystal water on the kitchen counter. Please use things, but do not remove from the villa.
We request a two-day Deposit on the rental. (It goes toward the first 2 days). There is also a $100 cleaning fee, added to the 2-day deposit. The key deposit of $50 is refundable when the keys are returned.
Deposits are non-refundable, unless canceled 90 days in advance of reservation.
