Description of the Property
4 season rental property just east of Big Bear Lake in the 'quiet' area away from the traffic. Property is by the Big Bear airport in the Whispering Forest area, approximately 2.5 or 3 miles from Bear Mountain or Snow Summit Ski resorts respectively. Property is near the crossroads of 'Division" and Hwy 38 on the east end of the lake in a quiet neighborhood, about a half mile east of the north shore beach area. Property is a large lot well set back from the road with it's own childs playground in the front.
Air hockey, 3 TV's, 2 VCR's, 2 DVD players, phone (local calls), darts, outdoor bbq grill, well equipped kitchen, two fireplaces, playground in front yard, and large 2nd floor porch, this property is an excellent Big Bear rental for reunions, church groups, and large family get togethers. [Oct/06 footnote: New carpet and laminate wood floors upstairs, tile down, need to update pictures.]
Having a king, twin trundle, queen, bunk beds, fold-out single and a hide-a-bed double, there is plenty of sleeping area. There are 3 bedrooms and two baths. This 1700 square foot house can easily sleep 11 comfortably with room to spare (2 more couchs!) Sleeping specifics:
- Downstairs: bunkroom contains two bunkbeds and a queen; rec room has a fold out sofa-bed. - Upstairs: master bedroom king, 2nd bedroom has two twins in trundle bed, one fold out bed in closet (can be used downstairs).
Airport: Ontario or Palm Springs / Big Bear City
Distance: 1 hour / 10 minutes

Activities and Attractions
Big Bear lake area has two great snow skiing areas, Snow Summit and Bear Mountain and many areas (commercial & public) for sledding. Big Bear is a four season resort area, with a seven mile long lake surrounded by beautiful mountains so there are always things to do. In the summer you can rent fishing, sail or ski boats and equipment (or bring your own). Many hiking trails that start on the north or south shores. Shooting range real close. Horseback riding. Zoo. Solar Observatory on the north shore open to public. San Bernadino National Forest surrounds Big Bear valley. Come and enjoy your stay.

Rental Rate Notes
If a 3rd night is desired to be added to (non-holiday) weekend stay, add nightly rate at 20% off to weekend rate. Preference will be given on holiday weekend stays to those that will be staying 3 nites verus minimum of 2. HOLIDAY weekend rates (30-50% uplift) apply for the following: Summer Holidays: Labor day weekend, 4th July & Memorial day weekends; Winter Holiday: Thanksgiving, Christmas and New Years. (also higher published rates apply for some specific weekends: Martin Luther King, Presidents day, as well as spring break. preference given to 3 day bookings on these weekends.) MORE THAN 6 PEOPLE: Also add $25 for entire rental perios for any person greater than 6. No smoking, no pets in house, checkin at 4pm, checkout at 11am. Payment can be made by paypal, small service charge (3%) from credit card company to be added to rent. PLEASE CHECK AVAILABILITY CALENDAR before contacting - we look forward to your inquiry and hopeful reservation. Please use the INQUIRE option on webpage to communicate date/people count info and comments to owner with contact info. Except for use of bedding and bathroom linens, renter should leave house as tidy as they found it. Renter should take garbage bags with them to leave all trash in roadside disposal. light sweeping, and vacuuming at end of stay is responsibility of tenant. KEYS: to premises will not be handed out or mailed without full payment having been received. NSF: If a check is returned "NSF", tenant shall pay a $30.00 NSF fee. An NSF check will result in the cancellation of the rental unless payment and fee are promptly received. PETS / SMOKING: NOT allowed indoors. EARLY ARRIVAL/HOLDING OVER:: Early arrivals and late departures are only allowed with prior approval. A fee for unauthorized late departure of $50.00 may apply. CLEANING: Upon departure tenant must leave premises in a clean condition, including, vacuuming, sweeping, picking up and properly disposing of any and all trash, washing and putting away dishes.
$150 deposit required prior to rental along with full rental price. To reserve property, deposit and full rent must be submitted and cleared with landlord 45 days prior to intended stay. In anticipation of full refund of deposit, if using paypal, tenant should submit separately so that there is no service charge on this portion of funds.
DEPOSIT REFUND: Upon inspection and cleaning of property after rental, as well as return of keys, deposit will be refunded in full, less any damages which would be communicated to renter. Deposit will not be refunded until keys are returned. Assuming quick key turnaround, please allow 2 weeks for deposit return. CANCELLATION of RESERVATION: There is a minimum 10% fee on all cancellations (minimum charge of $20.00). Cancellation requests must be received thirty days prior to the stay (forty-five days for holiday stays). Anything less than this time forfeits full deposit. All effort will be made to re-rent unit and if can be done, the reservation will be refunded less the prorated amount for any days not rented and a fifty dollar cancellation fee. UNAVAILABILITY of PROPERTY: If for any reason beyond the control of the owner, the premises is not available, owner may cancel this agreement and refund in full to Occupant all payments made.
