Los Angeles is 2 hours away, San Diego 2 hrs. and Phoenix a 4 hour drive. The local mountains, where one can ski in the winter (Big Bear), is a one hour drive. Orange County is a 1 1/2 hr. drive and the townhome is a short 20 min. from the Palm Springs airport.

La Quinta Palms is two long blocks from the famous Indian Wells Tennis Stadium. Palm Springs and Palm Desert are minutes away. Palm Desert, 10 minutes away, has street fair every Saturday and Sunday as well as a modern shopping mall nearby. La Quinta has wonderful shopping and restaurants for your enjoyment.

This La Quinta townhome home is fully stocked with dishes, appliances, linens, patio furniture, cable TV's, hair dryer, blender, iron, ironing board etc. . There are tennis courts, putting green, hot tub and several swimming pools (heated and unheated) on the premesis. There are tennis rackets for your use. This gated private La Quinta community is the perfect quiet place for lovely evening or morning walks. This home is quietly located in the back of the complex with grass surrounding the home. There is a two car garage for your use and a washer and dryer.

Enjoy the three tennis courts, use any one of the 8 swimming pools, one just outside your door. There is a large hot tub and heated pool and putting green in the complex and steps from your door The gated community is great for riding bikes or taking a nice walk on a warm desert evening. Our HOA has an agreement with another HOA 2 blocks away where you can play golf at their course at a reduced rate.

Activities and Attractions

Hot air ballooning is available nearby. Joshua Tree National Park is a short 20 minute drive from La Quinta. The botanical gardens at Palm Springs are lovely. There are oasis in the Indian Canyons at Palm Springs where one can hike along side a creek and under the thick shade of natural growing Palm trees called Washingtonian Palms. The Indio Date festival is held yearly and is a 10 minute drive.

There are many Indian Casinos for the gambler in you. Just 10 min. drive from the property and you have your own "mini-Las Vegas".

Los Angeles is a 2 hour drive as is San Diego. The famous San Diego Zoo and Wild Animal Park are 2 hours away. Las Vegas is a 3 hour drive. Phoenix is 4 hours away.

Rental Rate Notes

A deposit of 50% of the entire rental agreement is required with booking with final payment due not less than 45 days before date of check in. Cancellations shall be made at least 90 day prior to arrival. If cancellation is received less than 90 days prior to arrival booking date, the entire deposit will be forfeited. Cleaning/security deposit of $500. is required. $200. of the deposit will be kept for cleaning fees. In all cases, the security and cleaning deposit will be refunded if cancellation is made no less than 90 days before you are due to occupy the townhome. THE RATE QUOTED IS FOR 2 PERSONS. Winter or high-season rentals (Dec. - Mar. 31) are for a 90 day minimum. All utilities are included in the price. Please contact me for availability and minimum stays for outside the high season (Dec - March). Thanks!

Rental Policies

No on street overnight parking. There is ample space in the garage and driveway. Obey rules of Homeowners Association including speed limit and use of pools. No smoking, inquire regarding pets. A 50% deposit of the full rental amount is required at the time of booking. A $500. cleaning and security deposit is required at the time of booking. $200. of the deposit will be a nonrefundable cleaning fee. Cancellations must be received at least 90 days prior to scheduled arrival or the deposit will be forfeited.
