Rental Policies

1. ADVANCE PAYMENT. Full payment is due 30 days in advance of your reservation. Reservations made less than 30 days in advance of arrival require full payment at the time of reservation. We accept payment via money order, cashier’s check, or credit card. 2. DEPOSITS/FEES. A security deposit equal to one night’s rental ($300 minimum) is required, and is due upon booking your reservation. The security deposit serves as a damage deposit, and for additional cleaning, if necessary. The security deposit is refunded within 21 days after departure provided the home is left in satisfactory condition. 3. CANCELLATIONS. The time factor is critical in vacation rentals, and your reservation will hold this cottage off the market for a period of time. All reservations cancelled are subject to a cancellation charge of $35.00. For reservations cancelled less than 30 days prior to scheduled arrival, no refund will be made if the home is not rented for the reserved period. If the home is re-rented, all monies will be refunded minus the $35.00 cancellation charge. The earlier you warn us that you may need to cancel, the better the chances of re-renting. No refunds will be made for early departures, late arrivals, or if the number in your party decreases. 4. NO SMOKING AND NO PETS. Please keep in mind that this is our personal home, and we absolutely do not allow smoking of any kind inside the home. We also do not allow pets of any kind on the property. If evidence of a pet or smoking is found inside the home, you will be charged a minimum of $50 for additional cleaning. Failure to comply with our “No Smoking” policy or “No Pet” policy may result in eviction and loss of all deposits. 5. TELEPHONES. Our telephone line has a long-distance block. You will be able to make local calls at no extra charge. To make long distance calls, you will either need to call collect or use a calling card. 6. NO PARTIES. No parties or groups larger than those renting the property are allowed without prior permission. UNIT CAPACITY is restricted to 2 people per bedroom. 2 additional people are permitted, if a sofa bed is provided. We do make allowances for infants and toddlers. Violation of the unit capacity may result in eviction and loss of all deposits. 7. AGE RESTRICTION. All occupants must be 23 years of age or older unless they are part of an accompanying family. Those violating this regulation will not be allowed occupancy and will forfeit all deposits or payments paid. 8. DISTURBANCES/QUIET HOURS. Any disturbance resulting in neighborhood complaints, police action, illegal activities, damage to the property, or violation of this agreement or of rules and regulations governing the property, will be considered sufficient cause for immediate termination of your stay, and all monies paid will be forfeited. Quiet hours are from 10:30 p.m. until 6 a.m. This agreement does not create a tenancy for the property; you can be removed from the property without process of law if you do not depart at the appropriate time. 9. BOATS/FLOATS/DECKS/DOCKS. If any beach or any type of boat, float, raft, deck, walkway, dock, or mooring is available for your use, you take full responsibility and risk for use of the same. Neither the Owners nor their Agent make any representation as to the soundness or safety of any such beach, boat, float, raft, deck, walkway, dock or mooring. If anyone in your party (or any person at the property with your consent) uses then, with or without Owner’s permission, that action shall be construed as a statement of that individual’s competence to handle or utilize them, and the Owners and their Agent shall be in no way legally accountable for any damages or injury to any persons or party resulting from such use. You agree to indemnify Owners and Agent against all liability that may arise from your possession or use of the property, including, without limitation, any such beaches, boats, floats, rafts, decks, walkways, docks or moorings (except claims against either party resulting from its own negligence). 10. APPLIANCE OPERABILITY & REPAIR. We cannot guarantee air conditioning, appliances, telephones, or other equipment, but we do guarantee that repairs will be made as soon as possible. REFUNDS cannot be made due to failure. Owners and Agent reserve the right to make repairs as necessary, and to enter the property with reasonable notice, or without notice if you cannot be reached. 11. PROPERTY CONDITION / DAMAGE DEPOSITS. You agree to leave the property in good condition: no physical damage, cottage and yard neat and tidy, dishes washed and put away, spills wiped up, trash removed according to instructions, etc. Late check-out, trash left, or cottage and grounds needing more-than-usual cleaning are the common reasons why charges are withheld from the Security Deposit. If there is no problem, deposits will be returned within 21 days. If there is a problem, we will let you know, and will send a letter with the details within 21 days. 12. LIABILITY. Guests agree to hold Owners and Agent free and clear of any liability for damage to self or property, resulting from accident or injury, or loss of enjoyment, due to power outages, rain, snow, sun, negligence, defective construction, fire, theft, inoperable appliances, etc. Owners will take all possible steps to make sure the house equipment is in proper order. 13. YOU ARE RESPONSIBLE FOR YOUR CHOICE. We strongly recommend that you look at all available photographs before booking. Rental homes are privately owned, and they each differ in amenities and décor. We describe them in detail to the best of our ability, but we cannot make the decision for you and will not be responsible if you are not happy with your choice on arrival. 14. PERSONAL PROPERTY. The Owners and Agent are not responsible for loss, theft or damage to your belongings while at the rented property. You may want to check your homeowner’s policy, and/or arrange for travelers’ or tenants’ insurance to cover your belongings. 15. CHECK-IN / CHECK-OUT. After your payment is received in full, you will be sent the code for the lockbox. The lockbox is located on the front door. After entering your security code, a plate on the lockbox will release the key to the front door. Check-in time is 4:00 p.m. (CST). No early arrivals, please, as we will be preparing the home for your stay just before you arrive. Check-out time is 10:00 a.m. (CST). Issued keys should be left on the kitchen counter or inside the lockbox. Lost keys will be charged at $25 per key. If keys are subsequently returned, a refund will be given. Please insure that all doors, sliders, and windows are securely locked and lights are turned off. We are not responsible for items left in the rental home.
