Rental Policies

We accept check and most major credit cards. All payments are in US Dollars. At time of booking 50% of payment is due with the balance payable within 60 days of arrival. Reservations are strictly on a first come first serve basis. All rates and availability are subject to change without notice. Reservations are not guaranteed until all payments and all contracts are received. Cannot "hold" property for any reason. Any additional rental monies shall be due by the 1st of every month or before arrival date. After the 5th of each month $50.00 per day late fees shall be assessed as additional rent until paid in full. Additional rental monies unpaid shall be due the 1st of every month there after. All funds in USD. All checks not honored for any reason will be assessed, as additional rent, a service charge of $50.00. Optional, by request housekeeping services can be provided @ $25.00 per hour during stay.

Refundable security deposit of $950. The deposit shall secure compliance with the terms and conditions of the rental agreement and shall be refunded to guest within 21 days after premises have been vacated less any amount necessary to pay owner/manager for damages of above ordinary wear and tear, unpaid rent, additional or excessive cleaning costs, and loss of items. A written account of said charges should be presented to guest with in 21 days of move out. If deposits do not cover such costs and damages, the guest shall immediately pay for said additional costs to owner/manager. Guest is not to change, rearrange or modify unit with out the prior written consent of the owner/manager. Guest agrees to abide by the rules and regulations of the homeowners association. Failure to comply with the terms and conditions of this agreement could result in fines or forfeiture of security deposit or early termination of stay.

All rental amounts are non-refundable and all reservations are non-cancellable. Check in by 4:00pm, check out by 11:00am, except by special arrangement
