Description of the Property

The Ferret Lane home can sleep up to 13 people in it's 2,600 square feet, making it a perfect vacation rental for a large families or group gathering at any time of the year.

Ferret Lane is just 5 miles from the Winter Park ski area and 2 miles from the downtown area for shopping, restaurants, bars; and numberous winter and summer activities, in a quaint neighborhood setting.

The spacious 5 bedrooms and 3 bathrooms are on three levels of the home. The top floor has a master bedroom and bathroom with king sized bed. The adjoining small loft has a sleeper-sofa and incredible mountain views, but also is open to the main living area below. The second floor is also the main floor of the home. All of the living, dining and kitchen areas are in a wide open floor plan. The living room has a free-standing wood stove, TV, Vcr/dvd player. Accessible from the dining area is a large deck above the 1-car garage and provides a magnificent view of Byers Peak is accessed from the living area. In addition to the main living area, this floor has a full bathroom and the second bedroom with a queen bed; third bedroom with a king.

The ground floor has two entrances to the home, one from outside or from the garage space. This floor also has the remaining bedrooms: fourth bedroom with Captain's bunks and fifth bedroom with one queen. There is a shared bathroom in the hallway between the bedrooms. A large mud room and easy access to the private indoor 5-person hot-tub.

Free shuttle bus transportation to the ski resort or anywhere in the downtown area is available during the ski winter months.

14 % Sales Tax includes service charge for Winter Park, Stays of one or two nights will incur an additional surcharge. 2 night minimum 12/18/09-12/24/09, 1/15/10-1/17/10, 2/15/10-3/11/10 3 night minimum 6/26/09-6/28/09, 7/24/09-7/26/09, 8/14/09-8/16/09, 2/12/10-2/11/10 and 3/12/10-3/27/10 4 night minimum 12/25/09-1/2/10

Rental Policies

CHECK-IN/ OUT TIME: Check-in time is 4:00 p.m. or later. Check-out time is 10:00 a.m. Any unauthorized use of units after 10:00 a.m. will result in a $50.00 late check-out fee charged to your bill. For after hours check-in, please call for instructions. NO PETS: Absolutely no pets allowed. Violation of this policy will result in immediate eviction from accommodations and forfeiture of all monies paid toward the entire reservation. A fee of $150.00 or more for pet damage will be added to your bill. NO SMOKING: This home is designated non-smoking. An additional charge of $150.00 or more for smoking will be added to your bill for violating of this policy. COURTESY: Any conduct deemed offensive to other guests, such as excessive noise, damage to property, or distrubing the peace, will result in eviction and forfeiture of all monies paid. HOUSEKEEPING: Prior to your arrival your accommodations are cleaned and provided with fresh linens and towels. Once you arrive we consider this your home, therefore we have found it best to respect your privacy and provide no further services during your stay. You may exchange your towels and linens at the front desk. SPECIAL REQUESTS: Every reasonable effort will be made to fulfill bedding configurations, special requests, room numbers, etc. however, circumstances beyond Vacations Inc. control will occur. Therefore, under no circumstances, will guarantees be made regarding special requests or bedding configurations. Vacations Inc. reserves the right to change unit within like accommodations up to and including the day of arrival should it be deemed necessary due to unforeseen circumstances. CHANGES: Changes made to the reservation 30 days or more prior to arrival will be assessed a $25.00 Change Fee. Changes made 30 days or less prior to arrival, or after final payment has been received, are subject to availability/rate changes, and will be assessed a $50.00 Change Fee. These change fees will apply only if we are able to make the requested changes. CANCELLATIONS: Should you need to cancel at any time, written or verbal notification is required. If a cancellation is more then 30 days prior to arrival, the initial deposit will be retained. Any cancellation less then 30 days prior to arrival, all monies paid toward the reservation will be retained. All credit cards given for the deposit payment, will automatically be charged the balance of the reservation 30 days prior to the arrival date unless we are notified differently. We offer cancellation insurance; please contact us about the specific price and details.

DEPOSITS: Vacations Inc. requires an initial non-refundable deposit no later than 10 days after the date of the reservation being made. If deposit is not received by due date the reservation will be automatically cancelled. Final payment is due 30 days prior to the arrival date. Final payment may be collected at time of booking if you are arriving within 30 days of the arrival date of the reservation. Credit cards given, as deposit will be automatically charged for final payment if another form of payment is not received by final payment date. A credit card placed on a reservation constitutes a payment subject to our cancellation policy. SECURITY DEPOSIT: A security deposit in the form of a major credit card imprint is required at check-in. The credit card will be authorized for a minimum of $100.00 an up to a maximum of $1000.00 USD.

REFUNDS: Unused accommodations caused by either late arrival or early departure, or for No Shows, for any reason whatsoever, are non-refundable. Upon arrival, if your accommodations are not as specified, you must notify Vacations Inc within 24 hours of check in. Failure to do so will wave any claim for non-conforming accommodations.
