Rental Policies

RENTAL POLICY AND INFORMATION Prior to making your reservations, we ask that you carefully review our policies and procedures. REQUIREMENTS: Two (2) night minimum stays are required, except during peak and holiday periods when minimum stay requirements are longer. Last minute reservations are always welcome but are subject to availability. PAYMENTS: Payments may be made by personal check, cashiers check or money order. Personal checks returned will have a $20.00 service fee charged. CANCELLATION POLICY: Fifty percent (50%)of your deposit is refundable if the reservation is canceled at least 30 days prior to your arrival. No refunds will be issued for cancellations made within 30 days of arrival for any reason. SECURITY DEPOSIT: All rentals require a security deposit. The minimum deposit is $ 1,000.00 but may be made higher due to special circumstances. A refundable deposit of $1,000.00 and 50% of total charges will be required to secure a reservation. The remaining 50% of total charges must be received in advance of 30 days prior to arrival. A 10% Transit tax and $300 Cleaning fee is added to all stays. Any damages to the unit resulting from misuse, neglect, abuse or theft by the guest or any member of his party or invitee will be charged to the security deposit, otherwise, deposits are refundable after keys are mailed back. CHECK-IN TIME IS 4:00 PM AND CHECK –OUT TIME IS 11:00 AM. Unauthorized extensions of beyond check out time will result in a half to full day charge against your security deposit. To avoid such charges please call us prior to 11:00 AM to see if a late check out is possible if you are running late in vacating the property. SUPPLIES: Upon arrival you will be provided with soaps, toilet paper & paper towels, coffee, tea cream and sugar. FIREWOOD: There are three gas fireplaces in the property. Firewood is not necessary since these are all environmentally-safe gas fireplaces. TELEPHONES: There is a telephone line that allows unlimited local calls but will require a calling card or credit card to place long distance calls. HOUSEKEEPING: All reservations are subject to a $250.00 housekeeping charge for departure cleaning. This charge is itemized in your statement. The bed linen and bath towels are provided.For weekly guests, daily housekeeping services can be provided upon request for an extra charge of $100.00 daily.If the house is left excessively dirty, your security deposit will be charged for additional cleaning charges. Our housekeeping staff will make the final preparations of the house for the next guests. PETS: Our property is not designed to safely house pets.Contact us for further information. AIR CONDITIONING: As Lake Tahoe enjoys a temperate climate during summer, we do not have air-conditioning.

Deposits for weekly Thanksgiving, Christmas and New Years reservations must be received 60 days before arrival.

REFUNDS Fifty percent(50%) of deposit is refundable is the reservation is canceled at least 30 days prior to your arrival. No refunds will be issued for cancellations made within 30 days of arrival for any reason and within 60 days of arrival for weekly Holiday bookings. Security deposit of $1000.00 is refundable after ten days after keys are mailed back and if property is left without any damages or excessive dirt.
