The home is not located in a subdivision in Sedona Arizona. It's in a neighborhood of custom "horse properties" on 1.6 acre lots. Stables are located nearby for rentals. Golf course is located 5 minutes away. Within walking distance to a county park along Oak Creek. Situated on a high desert mesa completely encircled by mountains. 360-degree unobstructed panoramic views - from the Sedona red rocks to the Mingus Mountain range. After the sun sets, you can see the twinkling lights of Jerome on the mountainside directly to the west of the home. Watch the flames dance in the gas fireplace in the family room. Rest in the freestanding hammock on the patio while watching quail, hawks, rabbits, and squirrels. Relax in the Jacuzzi spa while watching stars blink on crystal clear nights. The neighborhood is beautiful for its views, wildlife, and the many pueblo style custom homes. It is upscale and very safe. Each bedroom has its own bathroom, and is on its own separate hallway for privacy.
Master Bedroom Suite has a King size bed, 32-inch flat screen wall-mounted Satellite TV, and a private door to the back covered porch. Master Bathroom has a garden tub, separate shower stall with extra high showerhead, sink with extra long countertop, and a separate toilet room.
Yellow Bedroom Suite has a Queen size bed and a private door to the Spanish Bathroom. Spanish Bathroom has a large corner shower with curved glass doors, pedestal sink, and toilet.
Blue Bedroom has a Queen size bed and is next to the Kokopelli Bathroom. Kokopelli Bathroom has a combo tub/shower, sink with countertop, and toilet.
Family Room has a Queen size sleeper sofa, door that closes to the hallway for privacy, and a 6-foot clothes closet; it shares the Spanish Bathroom with the Yellow Bedroom.
Family Room is spacious (400 sq ft) and has 1 regular sofa and 1 loveseat (in addition to the Queen size sleeper sofa). It has a gas fireplace, desk with high speed Internet (modem with ethernet and wireless connections) and fax machine, and the Entertainment Center.
Entertainment Center in the Family Room has a 32-inch Satellite TV with VCR/ DVD/CD players, surround sound, and video library. Family Room has a door that closes to the hallway to keep the noise from the Entertainment Center from disturbing the rest of the house.
Living Room / Dining Room shares a Stereo system with CD and cassette player.
Formal Spanish style dining area has a hand carved wooden table and seating for 8.

Rental Rate Notes
Available year round. Until reservation is confirmed, rates are subject to change without notice. Maximum occupancy is 8. Will consider requests for up to 2 additional guests on air mattresses for an extra charge. 2 night minimum stay. $280 per night for Weekdays (3 night minimum). $300 night for Weekends (3 night minimum). $320 per night for Holidays or 2 night stays. Holidays require a 3 night minimum stay. For weekly stays that include a holiday, holiday rates will apply to all or part of the stay. Security Deposit: $350. Will be refunded within 14 days after checkout if no damages or losses are incurred. Cleaning Fee: $150. Payment Method: Payable in US Dollars by Visa, MasterCard, or check. All checks must be cleared prior to arrival.Rental Policies
Maximum occupancy is 8. Will consider requests for up to 2 additional guests on air mattresses for an extra charge. Check in 4 pm; check out 11 am. Children are welcome; they must be supervised by a responsible adult at all times. Children under 12 are not allowed in the Jacuzzi. No pets. No smoking inside house. Smoking is permitted on patio and grounds; no smoking within 25 feet of open windows and doors.
100% for up to 3 night stays. 50% for longer than 3 night stays if the reservation is made more than 60 days in advance. 100% for longer than 3 night stays if the reservation is made less than 60 days in advance. 100% of the first month’s rent for stays of multiple whole months. Payment for each subsequent month is due 30 days in advance.
$100 fee for cancellation or for changing the entire block of arrival/departure dates no matter when notification is given. Security deposit will be refunded 100% for cancellation. Cleaning fee will be refunded 100% for cancellation but not for early checkout. For a rental period of less than one month, the reservation deposit will be refunded (less a $100 cancellation charge) for a cancellation notice of at least 60 days. For a rental period of one month or more, the reservation deposit will be refunded (less a $100 cancellation charge) for a cancellation notice of at least 90 days. The reservation deposit will be refunded (less a 25% re-booking fee and a $100 cancellation charge) for a cancellation notice of less than 60 days (or less than 90 days for a rental period of one month or more) if the property is re-booked for the full rental period. The owner/agent will make every reasonable effort to find another booking. If the property is not re-booked for the full rental period, the owner/agent will be unable to issue refunds. The owner/agent may choose, at their discretion, to issue a partial credit towards a future stay.
