Rental Policies

In Order to reserve the rental 1 night down is required on a Visa or MC. This deposit is non refundable so please be sure your plans are firm. Total Balance due is required 15 days prior to arrival Oct – May, and 30 days prior to arrival June - Sept. We will automatically run your balance at that time unless we receive a check from you or hear from you prior. Cancellations outside of 30 days (15 days Oct – May) prior to arrival will not be responsible for remaining balance. Any Cancellation within 30 days (15 Oct – May) of arrival results in no refund, and guests are responsible for payment in full. Agency not responsible for extreme weather conditions. Check in time is 3pm. Check out is 11am. Keys to access the homes are located in Realtors lock boxes on the front door. Codes for the lock boxes are written on your receipt which is emailed to you after your first night deposit is paid. ABSOLUTELY NO PETS ON PREMISES – ALLERGY RISK!! This policy is strictly enforced. The owners will cancel your rental reservation plus charge up to $200 to treat the property. Smoking inside the homes is not permitted. Rentals guests understand that we will accept families & responsible adults over the age of 25. You certify that you have read carefully the limitations placed on the number of Persons permitted to occupy the premises and agree to abide by such Limitations. If these are violated you will be asked to leave without refund any complaints will be dealt with on an individual bases with security deposit Required if situation warrants. Renters and their guests are responsible for all damages large or small. Professional, thorough, cleaning of the homes is provided before and after each guests stay, as provided by the cleaning fees, however, guests are expected to complete a basic, topical clean prior to departure ( i.e. dishes washed or in dishwasher, dirty laundry gathered in a pile, hot tub covered if applicable, etc.) Please take garbage out to the dumpster or can. A-1 Beach Rentals reserves the right to charge additional cleaning fees if extra cleaning is required.

To reserve a home we require 1 night down on a visa or MC (night which is the hightest rate) 30 days prior to your reservation, the balance is due.
