Description of the Property
South Padre Island two bedroom Condo right on the beach. Inverness #802 - Great balcony - biggest on the island. You feel like you are on the beach all the time. When you eat or watch TV, you look out two sliding glass doors at the beach. You can sit on the balcony in the shade and feel like you are right on the beach. There are two bedrooms. The master bedroom has a Queen Size Bed and a bathroom attached. The second bedroom has two twin beds. The living room has two Queen Size Futons which are very comfortable for sleeping. The condo has brand new air conditioning units inside and out, tiled balcony, tile floor in the condo and is freshly painted. South Padre Island has activities to suit all kinds of interests. Golfers have inexpensive courses nearby. You can fish in the ocean or go Deep Sea Fishing. Shoppers can go to Mexico. Of course it is heaven for beach lovers. There are a lot of great restaurants.

A large swimming pool and 2 hot tubs on the 3rd floor overlook the beautiful Gulf of Mexico. Free covered parking is provided on the 2 lower levels of the condominium building. An outdoor shower at the entrance to the building allows you to rinse off sand and salt. The condo is steps away from the elevator and laundry room. There is 24 hour security on the premises. The free island shuttle comes right by the building and the front office has information about all activities available.

Activities and Attractions
The beautiful South Padre beach is perfect for long walks, bird and dolphin watching, swimming and surf fishing. Several nearby piers offer boating excursions for bay fishing, deep sea fishing and dolphin watching. Windsurfing, sailing, skiing, parasailing and jetskiing are favorite activites for those who love an active vacation. There is miniature golf, and a multiscreen theater on the island for those who've had their fill of sun and sand. Shopping in South Padre and across the beautiful causeway in Port Isabel is a real treat whether you're in the market for resort clothing, elegant home furnishings or shells and souvenirs. Schlitterbahn Waterpark and the Port Isabel lighthouse are minutes from the condo, as is Padre Island Brewing Company, the island's own microbrewery/restaurant and a multitude of other great restaurants. Many people enjoy taking the short drive to Mexico for great shopping.

Rental Rate Notes
Rentals less than 3 nights will have an additional $65 charge. All rentals less than 30 days I must collect 13% sales tax and submit.Rental Policies
This is a Non Smoking Unit. If you must smoke, please do so outside and dispose of all cigarette butts in the trash, not on the ground. Maximum occupancy 6 guests, including children Check-in time is 4:00 PM and check-out time is 10:00 AM unless prior arrangements are made. We accept cashier's checks, money orders and credit cards through Pay Pal. We will also accept personal checks, but they must be received in time to clear before your arrival, and if they fail to clear, your reservation will be cancelled. Open flame grilling is prohibited by the condo association.
Deposit in the amount of one half of the total rental is required within 10 days of making reservation to hold the dates. There is a $150 security deposit to cover loss and damages. The security deposit will be refunded within 10 days of departure after inspection by housekeeping for missing items or damage. The rental balance and security deposit is due by at least ten days before date of arrival to allow payment to clear, and for arrangement for the keys, maps and island information to be sent to you.
Your deposit, less a $30 cancellation fee, is fully refundable if you cancel at least 30 days before the date of your arrival. If you cancel less than 30 days before your arrival date, the deposit is refundable only if we're able to rent the condo again for your days. Your deposit will be fully refunded if serious natural occurences at South Padre, such as hurricanes or red tide, prevent your trip.
