We were really pleasantly surprised by your villa, as it was far more spacious than the website had led us to expect. The pictures really don't do the property justice! Everything was clean, comfortable and very well equipped. Having our own pool was also nice. After the madness of Disney it was good to have a lazy day at home by the pool. Many thanks. Where to begin, our vacation was great and we had lots of fun. The house was Wonderful very relaxing and comfortable. If it was up to my family all they wanted to do is hangout at the house and swim and the two extra days was well worth it. We were sad when it came time to leave but there is next year. We have just recently come back from one of the most memorable holidays our family has had, in magical Orlando, Florida and what made our stay extra special was being able to go back to Sunset Palms after long days at the nearby Disney and Universal theme parks. We found Sunset Palms a very comfortable 'home from home' villa which allowed us to return at the end of each day to relax either by watching a little tv or reading by the outside pool in the beautiful sunshine. The restaurants and bars which are only a short trip away, provided us with almost every cuisine we could think of. Being able to relax this much prepared us for the next hetic day enjoying the sites of Orlando. The villa is conveniently close to Orlando Airport, only 10 minute drive from all the disney parks and conveniently easy access to the many retail outlets. We would like to thank the owners Pete and Judy for providing us with such a clean, well equipped and presentable place to stay during our wonderful holiday.

We had a fabulous time there and the kids just didn't want to leave, they just loved the pool. The accommodation was very nice and comfortable and the estate was very nice, quiet and friendly & with the TIC just up the road it was very good and very helpful. You have a beautiful villa and we would love to go back there one day! We had a thunder storm which frightened the kid's big time but it was soon over and the air was much fresher afterwards. Thank you for sharing your house with us and I hope we left it clean and tidy.

We had a wonderful holiday in your villa. It was luxurious, well maintained and in a fantastic location - close to the I-4 but in a quiet gated community. Very close to Disney and only 45 minutes to Busch Gardens. Don and Fatima (Vacation-A-Way, management company) were very helpful and no small query was too much trouble for them. I highly recommend this villa.

Your villa was just perfect and in such a nice community. The directions you sent were perfect and we found it with ease. All of the information within from Don was ideal and made everything clear. Sunset Palms is situated in a Peaceful Gated Community which is just 10 minutes from the Disney Theme Parks and many Championship Golf Courses.
A new mall has just opened by the community and if you wish to eat out there are 2 Chinese restaurants, a Pizza restaurant, a Perkins restaurant, an English Pub that serves great food (inc Sunday Lunch all day every day) plus other restaurants and local shops that are only a 5 minute walk away. Other than these local shops and restaurants, a 24 hour Wal-Mart Super Centre and a Publix Supermarket are only a Short Drive away. A much larger selection of restaurants for every taste and far more extensive shopping areas are also within very easy reach.
This Orlando vacation rental is in a Great Location for all the Disney Theme Parks, Orlando Main Attractions including Universal Studios and countless malls and discount stores. Slightly further away is Busch Gardens Animal and Adventure Park whilst the Florida Beaches and the Kennedy Space Centre can be reached on a great day out.
For Golf lovers, there are numerous championship courses locally, including the exceptional Champions Gate course designed by Greg Norman, the award-winning Southern Dunes course plus Highlands Reserve & Ridgewood Lakes courses which are all located within a few minutes drive. These courses offer 72 holes of golf and are regarded as some of the best in the country.

Rental Rate Notes
The prices shown are for the Villa - they are NOT Per Person. 8 people can stay for the same price as 1. Maximum Occupancy: 8 Persons (including adults, children and infants). The rates quoted for 7 nights or more are Inclusive of All US taxes. Rentals of 6 nights or less are subject to 13% tax. Once we have agreed a rate with you, it will be honoured even if our rates subsequently change.Rental Policies
The Sunset Palms Villa is registered with the state authorities and is fully licensed for short-term rentals. A one time departure cleaning fee of $95 is payable for all rentals of 7 nights or less. During the winter months of October to May inclusive a $90 per week charge will be applied to cover the additional cost of supplying Pool Heat. Pool heat is not normally required between June and September. The villa will be available for occupancy from 4.00 pm on the day of your arrival and must be vacated by 10.00 am on the day of your departure. We will try to accommodate extensions to these times if requested.
A booking deposit of $200 is required to secure dates (full payment reqd for rentals starting in less than 40 days). A $300 security deposit is required for all rentals and is payable with the balance but will be refunded after your vacation is complete subject to a satisfactory property inspection. We are happy to accept payments by personal check/cheque in either $ (US) or £ (UK) plus we accept Electronic Bank Transfers (EFT) in $ or £. We also accept PayPal in $, € (Euro) or £, no fee for your deposit but a 3% fee on the balance payment.
Full refund of balance if cancelled 91 or more days before arrival. Between 61 to 90 days: 60% refundable. Between 31 to 60 days: 30% refundable. 30 days or less: No refund. An $80 Administration fee will be deducted from all refunds. The Security Deposit will be refunded for all cancellations and no-shows. We strongly recommend that all members of your party are covered by travel insurance which carries adequate protection against delays and cancellations. In the unlikely event that circumstances beyond our control necessitate cancellation of your booking, we will refund any monies paid, to the party leader (without interest, compensation or consequential loss of any kind). However we will wherever possible seek to relocate your booking with our management company to another villa of similar or superior standard but you are not obliged to accept any such alternative property offered.
