Royal Palms is an ideal location, offering a peaceful and quiet base while being close to theme parks and all the tourist attractions for which Orlando is famous.
On entering this tastefully decorated, fully air-conditioned villa you are met with a delightfully bright sunny kitchen, fully equipped with a breakfast table, breakfast bar and seating. You have everything on hand that you could possibly need to make your vacation complete, oven range, microwave, dishwasher, icemaker, coffeemaker, toaster, blender, waste disposal, plus many more home comforts! The laundry room is equipped with full size washing machine and tumble-dryer.
A comfortable living area, with sofas, wireless internet, cable television, DVD player, CD stereo player, occasional tables and soft lighting provides a haven to relax after those busy days at the parks. The modern Master Bedroom has a queen-size bed and offers ample closet and drawer space. The delightful master bathroom is complete with garden tub, separate shower and access to the pool area.
There are two additional double bedrooms and a twin room with dedicated TV and Game Cube. The large Family Bathroom has a full sized bath/shower and vanity basin with storage unit.
There is a wonderful fully screened private pool with sundeck for the sun bathers, offering ample seating and sun lounges. Bench seating right in the pool! For quiet evenings by the pool there is a lighting system in and around the pool area.

In order to confirm your stay, a deposit of 25% of the full payment (or full payment if booking within 30 days of departure) must be paid at the time of booking. This deposit is not refundable in the event of your cancellation or failure to pay on time as set out in Refund Policy The balance of the cost of your stay must be received by us not less than 30 days prior to departure (or at the time of booking if this date has passed). If you have not paid in full and on time we reserve the right to treat your booking as cancelled by you. For stays of one week or more the departure cleaning is included in the rental price. For stays of less than one week, a departure cleaning fee of $65 is required in advance. Prices do not include sales or tourism development tax. Taxes are an additional 12% as required by the State of Florida and Polk County: 7% state sales tax and 5% county tourism development tax.
You must pay a security deposit of $200.00, 30 days before the start of your stay (or at the time of booking if this date has passed). The cost of any damage to the property or to any items in and/or at the property caused or any service charges incurred by you or any member of your party (for example telephone calls) will be deducted by us from the security deposit at the end of your stay. If no deductions are required your security deposit will be refunded in full to you 14 days after your departure from the property. If the security deposit is not sufficient to cover any damage caused or service charges incurred by you, you will be responsible for paying us any additional monies required immediately on request from us.
Should you need to cancel your stay once it has been confirmed, you must immediately advise us in writing. Your notice of cancellation will only be effective when we receive it in writing. As we incur costs from the time we confirm your booking and may be unable to re-sell your period of stay, the following cancellation charges will be payable. Less than 4 weeks - your deposit Less than 3 weeks - your deposit + 50% Less than 2 weeks - your deposit + 75% Less than 1 week - your deposit + 100%
