Description of the Property
THE Madison - WHAT TO Expect: Our property consists of individual condominium units located in two well preserved buildings which were used at one time as married officers quarters (apartments) circa World War I. Originally assigned to the then operational Army Depot Arsenal, which is now the HEB Grocery, Inc. corporate headquarters just two blocks away from The Madison across the River Walk. The surrounding neighborhood is the King William Historic District which was the first of such created in the State of Texas. The stately homes in the neighborhood are turn of the century (and earlier), grand and unique. The area, shops and restaurants do not call to mind the prevalent vision of San Antonio. While the Alamo, the other Missions, and great Mexican food are all within walking distance, the area streets might make one feel as if they are in another town, state or time. The Jasmine, Pecan, Oak & Palm trees which line the neighborhood are native and century old established.
The back of the property has a comfortable and private courtyard with chairs and benches for guests or residents. A good gathering for drinks of your own bringing, or perhaps a barbecue.
The concept of lodging is to make guests feel as if they are part of the neighborhood, in effect, like those who occupied the building in the 1920's and thereafter. Quite unlike a hotel, resort, or tourist accommodations, a stay at the Madison is much like having your own apartment.You are encouraged to bring light snacks & drinks as needed. However, numerous local pubs and excellent eateries are right around the corner.
What NOT TO Expect: Swimming pool, front desk, crowds / River Walk noise or anything "typical".The Madison is a unique experience, we hope you will stay with us!

Rental Policies
PAYMENTS ACCEPTED - American Express, Mastercard, VISA, Discover Card & Paypal - Local, County & State taxes (16.75%) apply to stays less than 30 days. MAID SERVICE - Each guestroom is provided maid service/fresh linens prior to check-in. Additional maid service/linen changes are provided on a weekly basis at no charge. More frequent maid service is available upon request for a $25.00 charge per service - Coin-operated washing & drying machines are located on the property. PARKING Curbside, street parking is available in front of the Madison Condo Suites and the surrounding neighborhood. You herewith acknowledge that neither the Madison Condo Suites, its' owners, or its' management agent, Kings Property Services, are responsible for ensuring the safety of your vehicle or its contents, or are in any way responsible for any damages incurred or suffered during your stay. DAMAGE DEPOSIT - In lieu of providing a damage deposit, you hereby agree that you shall be responsible for all losses or damage to the Property and/or furnishings over and above normal wear and tear caused by you and/or your invitees, including reasonable attorney fees, expenses, and court costs incurred to collect payment (collectively "Damages"). You authorize us to charge your credit card, if applicable, or alternatively you agree to provide another form of payment within 7 days of receiving notice of the Damages. OTHER - Check-IN: 3:00 P.M. Check-OUT: 11:00 A.M. - NO Pets are allowed - The Madison Condo Suites is a NON-smoking facility.
RESERVATIONS - All condos priced separately - Reservations confirmed with a charge for the first night's stay - Balance of the total charge is required 30 days prior to your stay.
REFUNDS & CANCELLATIONS - Cancellations more than 30 days prior to stay receive full refund less a $25.00 processing fee - No refund for cancellations 30 days or less prior to stay unless we can re-book the room(s).
