Rental Policies

RESTRICITONS: The number of Guests stipulated on the confirmation document is the maximum number of Guests allowed to stay at Casa Christina. If more people arrive than stated on the confirmation document, they will be denied occupancy. Guests occupying Casa Christina will be responsible for any damages caused by the individual or their guests, to the property or its contents during their visit. Cost of damage will be limited to repairs or replacement value of the items damaged. NO pets or children under fifteen will be Guests of Casa Christina. Unlawful activities, including illegal drug use will not be tolerated. If these policies are not adhered to you will be asked to leave Casa Christina immediately and NO refund will be given. We hope you enjoy your stay at Selva Romantica. The rules of this complex differ from those of a hotel. Because these condos are often owner-owned and occupied, a strict respect for the rules is mandatory. Non-compliance can result in eviction. Occupancy Limits • Two-bedroom units - no more than six (6) persons in total. • A reasonable number of additional guests are allowed only between 8:00 A.M. and midnight. No non-occupant guests are allowed between midnight and 8:00 A.M. General Behavior and Courtesy • Decent and proper behavior and language is required at all times. • Orderly, peaceful and lawful behavior is required at all times. • At no time can any type of activity disturb others. • Quiet time is to be strictly observed from 10:00 P.M. until 8:00 A.M. throughout the common areas, in individual condos, and in laundry facilities. • Sound equipment volume must not be heard outside of individual condos. • Clothes, towels or other inappropriate items cannot be visible on balconies, in windows or in corridors. Administration and Security Functions and Hours • The Selva Romantica office and security staff is not responsible for providing keys or information, or acting as tour guides. The owner or their rental agency must be contacted for these needs. • At the beginning of a stay, check-in with security at the front gate is mandatory. • Security guards cannot provide keys to the gates or condos. Safety • To avoid theft of personal property and condo contents, take every reasonable precaution. • To ensure the security of the complex, do not invite strangers into Selva Romantica for any reason. • No obstructions of any kind are allowed in common areas, stairways or walkways. • Dangerous flammable materials are not allowed • Duplicating or lending keys is strictly prohibited. Pool and Gym Areas • Use of the pool and gym is at one’s own risk. • Group activities are not allowed. • Proper attire is required • incontinent persons and infants must wear swim diapers. Only their operators shall hear • Sound systems of any kind. • No smoking is permitted with the exception of the large palapa and sundeck above the gym and only then with the agreement of others in those areas. • Flotation devices must be of a reasonable size. • Suntan lotions and oils must be removed before entering the pool or gym. • No furniture may be reserved. • Breakable containers of all kinds are not allowed. • No food or beverage is allowed in the actual pool or gym. • No furniture or footwear is allowed in the actual pool. • Garbage or personal belongings must be removed when leaving the areas. • No equipment or furniture can be removed from the areas. Pet’s • No pets are allowed. No animal feeding is permitted. Garbage • to reduce potential rodent and insect problems, please take trash daily to one of several green containers located at the edges of the property.

DEPOSITS AND FINAL PAYMENTS: 50% of total Guest fee in US funds is required within five business days of the reservation confirmation. Final payment is due 30 days prior to arrival date. (Exception: for all Christmas, New Years (December 20th to January 03rd) and Thanksgiving (November 20th to 27th) a 50% deposit is required and full payment is due 60 days prior to arrival). If your reservation is less than 30 days full payment is due within five business days of confirmed reservation. A reservation confirmation will be sent via e-mail or by U.S. mail containing all the deposit information. Reservations will be automatically cancelled if funds are not received in five business days of the confirmed reservation. Casa Christina reserves the right to treat any reservation as cancelable if payment schedules are not met. An extension can be requested in writing or by e-mail for special circumstances. An additional amount of $500.00 will be included in your final payment, which will represent a security deposit account. The $500.00 will be returned in full as soon as I receive notification from my Property Manager that you and they reviewed Casa Christina together on your departure date and confirmed that no damages occurred. The $500.00 check will be mailed on your departure date

CANCELLATIOIN POLICY: Reservations must be cancelled at least 60 calendar days prior to arrival for full refund. Reservations cancelled 59 calendar days or less will forfeit full deposit. There will be no refunds due to acts of God, nature, weather or weather related situations, mechanical failure, earthquake, etc.
