Here are descriptive words often used of this prestigious, exclusive area; and for good reasons: World Famous, Triple A, Four Diamond World Class Resort, Mauna Lani & Fairmont Orchid hotels, 14 separate restaurants, 3 pristine private beaches, miles of walking and jogging paths, 2 world renowned golf courses, sunset cruises, fishing, whale watching, scuba, and just about the best snorkeling in all of Hawaii.
2nd Question- Why choose the Palm Villas vs. somewhere else in Mauna Lani?
Location, Location, Location. The Palms is a privately gated, small group of new condominium homes - perfectly and centrally located in the heart of the resort. The Palm Villas are tucked away between the 18th Fairway of the North Course, the Historical Preservation Area, and the Mauna Lani Spa and Fitness Center. We have our own private waterfall pool, hot tub and fitness center, seconds from your doorstep, set among luscious tropical landscaping. And, you will have access to the pampering Mauna Lani Spa (across the driveway) with its fitness center, 6 tennis courts, lap pool, steam and sauna rooms and, of course, massages.
You are within a short, 10 minute leisurely walk through the fascinating royal fish lagoons and lava tubes in the historic preserve leading to the fabulous private beaches and your beach club, the Mauna Lani Beach Club. There you can enjoy lunch, snacks and drinks while lying in the provided, chaise lounge beach chairs. Or just enjoy the fabulous snorkeling, white sand beach, and calm waves. And you can enjoy watching the whales in season, or the large sea turtles coming ashore to bask in the same sun you are enjoying.
A short walk in another direction from your doorstep, brings you to the world class resort hotel with its shops and restaurants. Or a short walk in a different direction takes you to the brand new shopping complex containing the Tommy Bahamas store and restaurant, Ruth Chris Steak House and a wide variety of other boutiques, galleries, ice-cream shop and even Starbucks. And this island is the home of Kona coffee!
So, whether it's walking to your favorite activity, or throwing your clubs in the car or your cart, Location, Location, Location. at the Palm Villas will make your vacation - oh so much better.
And in addition to Location, the Palm Villas offer elegant, luxurious comforts you want and will appreciate while being on vacation. There is nothing basic about our villas.
We have open spacious living areas, gourmet kitchens with designer cabinets, granite countertops throughout, and stainless steel appliances. On the lanai there is a built-in, top of the line, outdoor double wide gas grill, hood with fan and lights and a bar sink. All of this speaks of the comfort, pleasure and rest you will have in these units. You will walk in the door and say WOW, with a smile on your face, knowing the next several days will be spent there.
3rd Question- Why should we stay in this particular unit in Building H at the Palm Villas vs. other Palm Villa units? What is unique about it?
First- It is the largest of the four plans offered in the Palm Villas with over 2180 square feet. It is a three bedroom / three bath unit that sleeps 8. If you are looking for a lot of space for you and those you are with, and also a unit that feels and lives really large, this is it. Each bedroom has its own bath. The upstairs Master suite is secluded from the living area with its own, large private lanai.
Second- As the owner, I am biased, but we specifically chose this location because we believe the H building location is the Best in the complex. Here is why. It is in the very rear of the complex, away from any possible pool noise, and nestled against the golf course. And since it is at the very end of the driveway, it gets no road noise. It is secluded, very safe and very quiet.
Third- After it was finished, we went way beyond the ordinary to have this place professionally decorated and custom painted with the highest quality furniture, furnishings and art from Tommy Bahamas and others so that you will feel pampered and know that you are not in "just a rental". You will experience the difference from the moment you walk through the door to when you slip in the amazingly comfortable beds at night. You see, this is where we vacation, and that is how we want to feel when we are in Hawaii.
Fourth- Both the upstairs Master Suite and lanai, and also the downstairs family room and lanai, face the historic preservation area, the royal fish ponds and the ocean. Therefore at night, the cool breeze comes through open screen doors and windows of the Master Suite, and you can hear the soft crash of the waves on the beach.
You can eat dinner outside at night on the downstairs lanai and face amazing sunsets. Or sit on the large upstairs lanai and watch seasonal fireworks from both resort hotels over the ocean. Or just sit in the comfortable chairs on the lanai with your morning coffee or evening glass of wine looking over the incredible view. It is Hawaii - and you are on vacation. It does not get any better than this.
Finally- From the early construction days to even now weekly, we have prayed and asked our Heavenly Father to place blessings of peace and rest on all the people, of all kinds and nations who rest in this house. Many have remarked on how they experienced the peace of this house.

Rental Rate Notes
$225 Cleaning Fee. Add 11.42% Hawaii Tax. $500 Security Deposit due at booking. 2 nights rental + tax deposit due at booking, Balance due 60 days prior to arrival. Rental Policies, Conditions and Agreements By placing a reservation booking to rent Owner’s Palm Villas condominium, the guest agrees to the following rental policies, conditions and agreements of the condominium’s owner and agent. This agreement does not create a tenancy or residence. Reservations: The owner, or a reservations specialist representing the owner, will contact you within 24 to 28 hours of your reservation request which you submitted on-line in order to reconfirm reservation dates and pricing. All reservation requests submitted on-line are considered tentative until confirmation by the owner or reservation specialist in writing by giving you a reservation number. Guest affirms that he is not a vacationing student or student under the age of 25 or that he is accompanied by an adult guardian or parent who will also be staying in the unit. Any reservation obtained under false pretense will be subject to forfeiture of all deposits, rental money, and payments and the guests will not be permitted to check-in. Confirmation: Confirmation of your reservation will be mailed to you within 24 hours after your deposit is received. Full Payment: Full payment for your stay is due 60 days prior to your arrival date. Full payment consists of all Rent, Security Deposit, Exit Cleaning Fee and all Hawaii Taxes. You are considered, Paid In Full, when all of these have been received in full. Reservation bookings made within 60 days of the date of your arrival are payable in full at the time of booking. Reservations not paid in full 60 days prior to arrival will be canceled. Vacation Rental Insurance: In partnership with CSA insurance, we are pleased to offer Vacation Rental Insurance to protect you from unforeseen circumstances that mandate condo reservation cancellations. If you are interested in having Vacation Rental Insurance with your reservation, please click on the following link to view a copy of the Vacation Rental Insurance policy: . If you have any questions concerning this policy, please feel free to contact CSA’s Vacation Rental insurance specialists at 866-298-6846 and reference Palm Villas Vacation Rentals if you are asked for your property manager. Payments: Reservation bookings and final payment may be made with either a Visa or Master Card credit card. No other credit cards are accepted. Your final payment is due 60 days prior to your arrival date. If you have chosen to pay your initial deposit with a credit card, we will automatically debit that same credit card 60 days prior to your arrival date for your final payment. However, if you choose to pay your final payment via personal check, we must receive this payment at least 75 days prior to your arrival. Changes in Reservations: There is a $25 plus tax service fee per incident for any changes in your reservation once your reservation deposit is received. Check-In: Check-In to your Condo is after 4pm HST the day of your arrival. Early Check-in may be available for a fee. Directions, information on keys, and contact information will be emailed to you prior to arrival date. Occupancy Limits: The number of people occupying your unit must be disclosed at time you make your reservation booking. If your group is larger than disclosed at the time of your reservation, your party will be required to vacate the property immediately with no refund. All of our rental properties have a stated maximum number of guests which conform to federal and state law. Regardless of this maximum, our rental prices are based on agreed upon occupancy. Therefore please do not conduct large parties, or plan to exceed the number of people allowed in each condo. If you plan to have a large gathering or have additional guests please let us know in advance in order to avoid any difficulties. Lock Out or Lost Keys: There is a $25 plus tax minimum service fee per incident for guests who are locked out or lost pool or house keys during or after business hours. The exact charge will be determined on a case by case basis. Check-Out: Check-Out of your Condo is at 11am HST the day of your departure. You may arrange for a late check out at an additional fee. If no arrangements have been made and your check out is after 11am HST, you may be charged and additional days rental. Exit Cleaning Fee: Your exit cleaning fee is based upon a contracted price with a third party vendor for cleaning the unit from normal, responsible occupancy with usual activities. Our expectation is that you would leave the unit in a reasonably clean condition with trash picked up and dumped in the complex’s outside dumpster, dishes and cookwear clean, and furniture and fixtures as you found them when you arrived. The cleaning staff will wash all linens and towels. Unusual cleaning will be charged to guests security deposit at the rate of $50 per hour. Miscellaneous: All information contained within this website and our on-line reservation program is considered warranted but not guaranteed allowing for possible errors in pricing and description of properties. Please review all of your contact information you provided to us in your reservation for accuracy, and then notify us by email if you discover anything that needs to be corrected or is inaccurate.
Rental Deposit: A rental deposit of 2 nights rent plus taxes is due immediately upon making your reservation. However, if your arrival date is less than 60 days from the day you make your reservation, full payment for the rental which includes all Rent, Security Deposit, Exit Cleaning Fee and all Hawaii taxes is due at time of reservation booking. Security Deposit: The security deposit is $500. This deposit is 100% refundable as long as you leave the condo in the condition you found it in. This deposit is held as a security against any damage, theft or abuse to the unit or other charges to the unit. Examples of other charges would be for extra cleaning required at the rate of $50 an hour, extra laundry at the rate of $35 a load, or replacement of lost keys at the rate of $25-$75 per incident, plus any applicable Hawaii taxes for such events. Remember, all of our condos are non-smoking and no animals or pets are allowed. Violation of this will result in both the forfeiture of your entire security deposit and in your immediate vacating of the unit with no refunds of any rental fees collected. Any damage should be reported immediately to the owner so as to minimize damage. For example, carpet or furniture stains from spills can sometimes be quickly corrected if reported promptly. Your security deposit will be refunded to you in full within 14 days of your departure from the rental property assuming that there are no deductions.
Cancellations: Written notification of cancellation is required from you. There is a cancellation service fee of $100.00 or 5% plus tax whichever is greater on all cancellations. If your written cancellation is received by us 60 days or more prior to your arrival, you will be charged the cancellation service fee and the balance of your funds refunded to you within 14 days. If your written cancellation is received by us less than 60 days prior to arrival date AND the condo you reserved can be re-rented for all or a portion of the time you reserved, you will be charged the cancellation fee plus a prorated amount equal to the rental amount time the condo could not be re-rented. If your written cancellation is received by us less than 60 days prior to arrival date AND the condo remains unoccupied, then you will be charged the cancellation fee plus all rental payments will be retained. The remaining balance of the cleaning charge and security deposit will be refunded to you. After your arrival, shorten stays or early departures will receive no refunds. We encourage you to secure Vacation Rental Insurance to cover you for life's unexpected surprises.
