With a multitude of activities and attractions, there is always something to do or see on the island. Enjoy delicious dining - some of the best restaurants in the Caribbean can be found here - or stroll through the historic streets and alleyways of Charlotte Amalie amidst charming boutiques and sidewalk cafés that have made the capital of the US Virgin Islands famous.

A mountainous island, St. Thomas offers stunning vistas in almost every direction. While Charlotte Amalie is full of energy and renowned for it's world-class duty-free shopping, St. Thomas also provides natural wonders such as the indescribably beautiful mile-long crescent of white sand known as Magens Bay (only 4 miles from the home) as well as stunning views of the Caribbean from as high as 1,500 feet above sea level.

Sports and activities are abundant on St. Thomas - both on land and in the sea! Golf enthusiasts will enjoy the George and Tom Fazio-designed Mahogany Run course which is a mere 2 minute drive from Kiwi Cliffs. St. Thomas is also well known for its world-class yachting and sportfishing. For more adventure, you may want to plan a day trip to neighboring St. John (USVI) or the British Virgin Islands (BVI). Conveniently located at the east end of the island in Red Hook, you can travel by ferry from Red Hook, or from the harbor at downtown Charlotte Amalie. St. John is home to the Virgin Islands National Park, and boasts great snorkeling and many spectacular white sandy beaches.

The weather is very pleasantly tropical, year-round. Afternoon average temperatures range from 82F in January to 88F in August and September. Monthly rainfall averages 1.6 inches (February) to 5.8 inches (September)

Rates may change without notice so please contact us (see website link below) if you have any questions. Check-in times and days for our rental is no sooner than 3:00 PM on the check-in date. Check-out is 11:00 AM. PLEASE NOTE: as Kiwi Cliffs is a new rental - we have discounted the prices to attract new customers. You will find that our prices are VERY reasonable when compared to similar rentals with the same location, size and amenities. The rates above are for 1-2 person occupance. Please see our personal website (the link is listed on the bottom of this page) for our rates on parties up to 10 people and current availibility information. Holiday rates includes up to 8 persons.

Rental Policies

SPECIALS:We offer discounts for last minute reservations made within 2 to 3 weeks of arrival and for repeat customers. Email us for other specials. Kiwi Cliffs accepts all major credit cards. Half of your total payment is due within 7 days of booking to confirm your reservation. Failure to make this payment subjects your reservation to possible cancellation without notice to you. The balance due of rent, Government Hotel Tax (8%) and damage deposit must be paid in full at least 45 days prior to your arrival. Only ONE credit card will be accepted from a rental party for villa payment. If you cancel more than 45 days prior to your arrival date, 80 per cent of your total rent will be refunded to you and 20 percent of your total rent will be retained by Kiwi Cliffs as full liquidated damages. Cancellations within 45 days prior to your arrival date may be subject to forfeiture of 100% rental fee, unless we are able to rebook your rental dates. If your dates are rebooked at the same rate, then you will be subject to a 20% of the total rental fee administrative charge. Refunds due to last-minute reductions in the total headcount originally booked will only be considered on a case-by-case basis when requested within 45 days of your arrival. Booking requests made within 45 days of your arrival require 100% to be paid within 7 days of the request. Cancellations may be made by the owner due to unforeseen issues with the home, bad weather and/or sale of the property. Owners will offer a full refund or attempt to relocate reserved guests in a like-kind or better villa. ALL RENTAL RATES AND SEASON DATES ARE ALWAYS SUBJECT TO CHANGE. Rates listed do not include GOVERNMENT HOTEL TAX (8% for U.S. Virgin Islands) or the refundable damage deposit.
