There are two flat screen HDTVs (one in the master suite and one in the great room). There is a computer area with high speed wi-fi. Other amenities include a gas fireplace, CD player, DVD player, cable tv and phone with unlimited local calls. The contemporary designer kitchen contains stainless steel appliances, microwave, dishwasher, two refrigerators, water filter and dispenser, gas range, oven, toaster, coffee maker and all utensils needed to create fantastic meals. Rental Policies

RESERVATION AND CANCELLATION POLICY Reservation Confirmation or payment requirements. The guest hereby acknowledges and agrees to the following: Payment/Cancellations: An initial deposit of 50% is required at the time of booking. Final payment is due 30 days prior to arrival. We must have a credit card on file before move in. Cancellations at least 30 days prior to arrival are refundable, less a 5% fee. Cancellations less than 30 days prior to arrival are subject to no refund. Any changes to your reservation must be made at least 30 days prior to arrival. This includes declaring the total number of people that will occupy the property. TRAVEL INSURANCE IS STRONGLY RECOMMENDED! Check Ins: We meet and greet all guests upon arrival. Check in time: 3 p.m. or later. For arrivals after 5 p.m. and weekends, please make special arrangements in advance. Your personalized check-in instructions will be provided with confirmation letter. Early check in/out may be available, with advance notice. Check Outs: 10 a.m. or earlier. Please return your keys to the office. Guest will be charged $10.00 per set of keys and $100 for any remote (garage or gate) lost and/or not returned. Late checkouts will be charged $25/hour for each hour after 10 a.m. Utilities: An electric cap ($100 for one bedroom/$150 for two bedroom/$200 for three bedroom/ $250 for four to five bedroom) exists for all 30-day reservations. Guest is responsible for any charges above the cap. Charges will be prorated and charged to the credit card on file. Since owners' bills come in after usage, any extra charges to guests for utilities will probably occur after the guest moves out. Pools: any pool located in your complex or community is not supervised and DOES NOT have lifeguards on duty. Homes rented with private pools will receive the "Understanding The Arizona Pool Barrier Laws". Homes with private heated pools have a $500/month cap for 30-day (or longer) rentals. Any monthly usage over that amount will be charged to the guest's credit card. By signing this agreement, guest accepts the terms of electric and gas usage in the rental home. Thermostats and/or pool settings must not be tampered with or reset . Please contact management immediately if there is a problem. Pets: At Specialty Lodging Arizona's sole and absolute discretion, pets are permitted in select properties only. Guests with pets are subject to a non-refundable pet deposit, except when pet is required in assisting the physically or visually challenged. Any violations of this policy will result in automatic termination of the reservation with NO REFUND. Rules, CC&R's & HOA's: One reserved parking space is provided with condo rentals. Extra cars must be parked in unreserved spaces, only! Two to four car garages are available depending upon the property. There are strict rules in Arizona concerning parking. Street parking is not allowed by the City of Scottsdale. Guests staying in homes/condos/town homes must abide by the CC&R's and Home Owner Association rules, which state that, no vehicle repairs or overnight parking on driveways or street is allowed, and trucks, trailers, & motor homes are strictly prohibited. Garage doors must be kept down and cars must be parked in the garage, wherever applicable. Garbage cans must be kept out of sight until garbage pickup date. **Note: it is the responsibility of the renter to put out the garbage cans on garbage pickup days. Failure to follow all rules will result in immediate fines of up to $500 for each offense by the Home Owners Association. Responsibilities: The responsibility of Specialty Lodging Arizona and/or their agents is limited. They act only as agent for client in regard to travel and assume no liability for injury, damage, loss, accident, delay or irregularity which may be occasional either by reason or defect, through acts of default of any person or company or person engaged in conveying the passengers or in carrying out the arrangements of tours, or direct or indirect acts of nature, fire, breakdown of machinery, riots, strikes or from causes beyond the control of Specialty Lodging Arizona Damage Waiver Plan: Additional & separate charge: by signing this lease, guest also agrees to a Damage Waiver Fee of $45 for a one bedroom property, $55 for a two bedroom property, $65 for a three bedroom property, $75 for a four bedroom property and $85 for a five bedroom property. Failure to accept this charge will result in guest being charged in it's place, a refundable $500 security deposit, at time of management's receipt of your signed lease. The Damage Waiver Fee covers unintentional damage or loss, up to $1,000 per stay. Does not cover intentional acts of a guest, gross negligence or willful conduct, normal wear & tear, acts of God, or damage or loss caused by a pet or other animals brought onto the premises by a guest . Guest must report any loss or damage to the property or its contents to SLAZ management staff, DURING TIME OF STAY . Housekeeping: Prior to arrival, accommodations are cleaned and provided with fresh linens. If the housekeepers have missed something, please notify us, immediately. Additional maid service is available on a fee- for- service basis. Properties in which a guest, their guests or invitees' smoke will result in the guest being assessed an additional $200.00 cleaning charge upon his/her departure. Specialty Lodging Arizona will address all issues immediately upon notification. Any unwarranted service/maintenance calls will be charged to the guest. Telephone: Specialty Lodging Arizona provides local 'phone service, as well as unlimited free long distance per reservation. At no time shall guest set up a long distance service without express permission from management. Disclaimer: Space is limited and may be restricted during certain periods. No credit will be given for homeowner or structural circumstances not caused by Specialty Lodging Arizona. Specialty Lodging Arizona reserves the right to change properties with like accommodations up to and including the day of arrival. Any plans that a guest makes using the address of his temporary accommodations is totally and completely the responsibility of the guest to cancel or redirect should accommodations be changed at any time. Guest agrees not to unreasonably withhold consent for management to enter a home to inspect the premises, make necessary or agreed upon repairs, decorations, alterations, improvements, or supply necessary services or in the case of an emergency. This reservation may be terminated without refund, if, conduct Management deems inconsiderate persists or if more than the number of persons specified in the confirmation occupies the property. Property interiors must be kept clean, sanitary and safe as deemed by Management. Children under the age of 12 must have adult supervision at all times. Guests agrees that their conduct and the conduct of their guests and occupants will not be disorderly, or unlawful, will not disturb the rights, comforts, and conveniences of others, and will not interfere with the quiet use and enjoyment by the other residents of the community. Guest agrees that neither they, nor their guests will engage in any illegal or prohibited activities in the home or on the property. Guest agrees not to use accommodations for the manufacture, sale or distribution of any goods, legal or illegal. Guest authorizes Specialty Lodging Arizona to charge the credit card on file for deposits due and authorizes that any outstanding balances will be charged when due, as specified herein. Guest agrees to accept any and all liability for all damages during the stay with Specialty Lodging Arizona. A move out walk through is strongly recommended. Call to schedule! Guest acknowledges that all of the information as noted on the confirmation is accurate and correct. Signature acknowledges that Guest understands Reservation and Cancellation Policy. **NO PETS/NO SMOKING IN HOME

We charge half of the toal amount at time of reservation and the balance is due 30 days prior to arrival.

You have up until 30 days prior to arrival to cancel and only forfeit 5%. Reservations cancelled within 30 days of arrival are NON-Refundable. Travelers Insurance is available and Strongly Recommended!
