The Pond House is located in the upper Catskill Mountain, just 10 minutes from Belleayre and Plattekill Ski resorts, and about 35-40 minutes from Windham and Hunter Mountains. This completely renovated and beautiful house is set upon 15 acres and includes a pond and mountain views. Fruit trees and flower gardens adorn the property. The house is furnished with all the amenities including a new kitchen, with a seat -in area that looks out over the mountains, a dining room, living room,5 bedrooms, laundry room, and 2 newly renovated full bathrooms. Also, cable TV and wireless, high-speed internet, plus dvd player and cd player.
Each room has its own charm, and is tastefully decorated, yet comfortable and private, which affords the feeling of being in a country home, yet enough space to have time to oneself.
In summer months, lovely gardens, fruit trees, small pond, mountain views, hiking, biking and small private tennis and pool club just 1 mile away are part of the lovely experience of upstate, country living.
In the winter months, skiing, snowboarding, snow shoeing are the winter sports that draw people from all over the world. In summer months we have hiking, mountain biking, music festivals at Belleayre, antiquing, art gallery hopping, theatre, the farmer's market and array of other activities. You would also have guest privileges to a nearby "country" country club that has tennis courts and a lovely pool overlooking the mountains.
This is a perfect setting for families, friends, couples, or anyone who wants to immerse in a country experience in a warm, beautiful environment. Restaurants, pharmacy, video store, etc are just 10 minutes away. No pets and NO Smoking.

Rental Rate Notes
Additional guests may incur a slightly higher rate. If long-term rental, there is a fuel allotment that if surpassed, might incur additional expense.Rental Policies
We ask all our guests to leave the Pond House as they found it. We have put special care and attention making your stay nice and we ask you to respect this. No smoking and no pets. Well-behaved children are welcomed. A damage deposit is required and is refunded by mail the day after check-out. If any other damages occur that exceed the deposit, the renters are responsible to cover those costs. Cleaning services are additional and optional. In the event the Pond House is not left in the condition it was upon check-in, a cleaning fee will be deducted from your damage deposit.
Full rental fee plus damage deposit is requested if rented within 60 days or at our peak times of renting (such as holiday weeks). Checks are mailed to us in the full amount. Renting in advance(more than 60 days notice) requires a 50% deposit, with full remaining balance plus damage deposit required at 60 days prior to rental dates.
Due to the nature of seasonal rental, once we book you, it is on good faith we reserve those dates. Once you have your dates reserved, we turn down other prospective renters. Therefore, there is a 50% refund for cancellation within 60 days. If you need to reschedule and there is an available date, we would try to accommodate you. No refund within 30 days. Damage deposit is always refunded if there is a cancellation.
